Site Development Position Overview :
Essential Builders, LLC is seeking a Senior Construction Project Manager to take true ownership of premier residential projects across Monmouth and Ocean Counties. We specialize in luxury custom single-family homes, high-end residential renovations, pool and outdoor living environments, and multi-lot site development subdivisions. In this role, you will command projects from initial site clearing and utility infrastructure through final inspection and Certificate of Occupancy, leading with precision, accountability, and an unyielding commitment to high-end craftsmanship.
Key ResponsibilitiesField Operations Estimating:
Proficient with project cost estimating
Site Ownership & Leadership:
Direct day-to-day field operations across multiple high-end residential sites with full authority and accountability.
Trade & Talent Management:
Lead trade partners, specialty subcontractors, and internal crews to enforce flawless execution, strict quality standards, and adherence to design specifications.
Quality Assurance & Safety:
Conduct rigorous safety protocols, quality assurance audits, and active progress inspections to guarantee superior results.
Logistics & Efficiency:
Proactively orchestrate material deliveries, equipment rentals, and site logistics to maximize productivity and eliminate downtime.
Scheduling & Project Execution Master Scheduling:
Build and drive master project schedules, holding teams accountable to meet critical milestone deadlines consistently.
Regulatory Liaison:
Serve as the primary liaison with municipal building departments, engineering teams, and key utility providers (NJAW, JCP&L, NJNG) for timely inspections, road openings, and service tie-ins.
End-to-End Execution:
Masterfully manage comprehensive site operations including soil erosion controls, excavation, foundation placement, framing, and luxury finish trades.
Financial & Administrative Control Budget Stewardship:
Drive profitability by continuously monitoring expenditure against line-item budgets and mitigating fiscal risks.
Financial Integrity:
Review, verify, and approve subcontractor invoices, track work completion, and evaluate field change order requests with precision.
Reporting & Systems:
Maintain pristine daily job logs, site photography, and progress reports utilizing modern company software.
Client & Stakeholder Relations Client Relationship Management:
Serve as the trusted, authoritative partner for high-net-worth clients, architects, structural engineers, and township officials.
Stakeholder Alignment:
Lead interactive client walk-throughs and executive status updates, building trust through transparency and competence. Excellence in

Facilitate meticulous punch-list completion to deliver flawless final project handoffs.
Qualifications & Skills Proven Experience:
Minimum 5 years of hands-on project management experience leading luxury custom residential construction, complex structural additions, or site utility infrastructure in New Jersey. Proficient with estimating.
Code & Regulatory Expertise:
In-depth knowledge of NJ UCC building codes, municipal permitting processes, Freehold Soil Conservation guidelines, and local inspection workflows.
Technical Proficiency:
Ability to read and interpret architectural blueprints, civil engineering site plans, structural steel drawings, and scope specifications.
Software Competency:
Experience with construction management software (e.g., Buildertrend, Procore, or similar), Excel, Google and digital scheduling tools.
Leadership Mindset:
Exceptional negotiation skills, proactive problem-solving ability, and superior interpersonal communication abilities.
Requirements:
Valid Driver's License and reliable personal transportation required.
