We perform public work projects throughout the
State:
schools, county facilities, transit, and municipal projects. We are seeking an experienced Project Manager to join our team. Position Summary The Project Manager is responsible for the commercial and contractual management of an assigned project from award through final closeout, reporting to firm leadership. The position is supported by a dedicated Superintendent in the field and an Assistant Project Manager in the office. Responsibilities Preconstruction Conduct an independent review of the contract drawings and specifications to identify gaps, conflicts, coordination issues, and constructability concerns in advance of the work. Participate in the project turnover meeting and confirm scope, exclusions, allowances, and schedule assumptions. Contract and Subcontract Administration Issue and administer letters of authorization, subcontracts, and purchase orders for awarded scope. Verify and maintain subcontractor insurance, bonds, and compliance documentation. Enforce subcontract obligations, including notice, cure, and backcharge procedures where performance requires it. Administer prevailing wage and certified payroll requirements. Schedule and Cost Develop and maintain the CPM schedule, including updates, look-aheads, and recovery planning. Prepare and maintain the schedule of values, review subcontractor requisitions, and prepare monthly applications for payment. Track project costs and forecast to completion. Price, negotiate, and document change order requests, including labor, material, equipment, and time impact. Documentation and Correspondence Manage the submittal and RFI process, including review, distribution, and tracking of response times. Draft formal correspondence to the Owner, the design team, consultants, and subcontractors. Maintain a complete and defensible project record consistent with company standards. Project Oversight Attend and lead project meetings with the Owner, the design team, and the subcontractors. Monitor progress against the schedule and address performance issues as they arise. Support field operations on matters of contract interpretation, procurement, and scope. Closeout Manage punch list resolution, O&M manuals, warranties, as-built documentation, attic stock, training, and certifications. Coordinate commissioning activities and support the path to temporary and final certificates of occupancy. Qualifications Minimum five years of experience as a Project Manager on commercial or institutional construction projects. Time served as an Assistant Project Manager or Project Engineer is valued but does not satisfy this requirement. Public sector experience in New Jersey, including familiarity with public bidding law, prevailing wage and certified payroll, and NJSDA, DPMC, or local board of education procedures. Demonstrated ability to read and reconcile Architectural, Structural, Civil, and MEP documents and to identify conflicts between disciplines. Strong written communication skills. This position produces a significant volume of formal correspondence. Working knowledge of CPM scheduling and construction cost control. Proficiency in a construction management platform. Experience with Procore is preferred; experience with a comparable platform is acceptable. Proficiency in Primavera P6 or Microsoft Project, Bluebeam, and Microsoft Excel is required. Willingness to adopt established company procedures. We maintain a written project execution standard, and the successful candidate will be expected to learn and apply it. Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred but not required. Location and Schedule Based out of our Towaco, New Jersey office with regular presence at the assigned project site. The current opening requires several days per week on site, with the balance in the office.
