Pinnacle Development Group is seeking an experienced Lead Construction Superintendent to take full field command of our projects across Central and Northern New Jersey. This is not a support role. The Superintendent will serve as the lead on site, responsible for running the job from mobilization through closeout on mid-rise multifamily buildings and luxury residential homes. Our project types include 5-story apartment buildings, affordable housing complexes, mixed-use residential construction, commercial fit-outs, high-end custom homes, and luxury residential additions and alterations. The Superintendent must be familiar with all Energy Star and LEED inspections and must have a proven record of passing these inspections. ## Required Experience Candidates must be able to demonstrate all of the following. This is a lead position, and every item below will be verified.
- Proven track record as the
- Lead Superintendent
- (not assistant or second) on completed 5-story apartment buildings and luxury residential homes.
- Direct experience running projects to completion in
- Jersey City and Hudson County, NJ
- . Local experience with these jurisdictions, inspection processes, and site conditions is mandatory.
- Hands-on experience building
- Energy Star and LEED certified projects
- , with a track record of buildings that actually achieved certification.
- Extensive experience with
- elevator installation
- , including coordination of hoistway construction, pit and rail work, inspections, and turnover. Elevator company references will be checked.
- Full command of
- architectural, structural, MEP, and civil plans
- , read in detail, not at a glance. Candidates will be tested on plan reading during the interview process.
- Ability to
- operate a transit
- to confirm elevations, benchmarks, and layout in the field.
- Ability to move and moderately operate site machinery, including
- excavators, man lifts, and track steers
- , for spotting, repositioning, and support tasks as needed.
- Proven ability to lead job sites with
- 25 or more workers on site concurrently
- while maintaining a safe, compliant, and productive environment.
- Extensive experience with

- , including layout, anchorage, waterproofing integration, and coordination with the manufacturer and glazing contractor.
- Extensive experience with
- rooftop decks and amenity spaces
- , including waterproofing, drainage, pedestal systems, and structural coordination.
- Extensive experience with
- deep basements and underpinning
- , including excavation support, dewatering, and sequencing adjacent to existing structures.
- Deep knowledge of
- property line construction methods
- , including protection of adjacent buildings,
- seismic and vibration monitoring controls
- , preconstruction surveys, and coordination with neighboring owners as required.
- Extensive experience with
- pilings and micropilings
- , including layout, installation oversight, testing, and inspection coordination. Candidates will be tested on this subject matter.
- Extensive experience

- Elevator companies the candidate coordinated with on past installations Candidates who cannot provide these references should not apply. ## Key Responsibilities ### Field Operations
- Serve as the lead on site with full responsibility for day-to-day field operations from mobilization through final completion.
- Ensure all work is executed per plans, specifications, applicable codes, and manufacturer requirements.
- Manage and coordinate subcontractors, suppliers, and on-site labor to maintain schedule and quality.
- Conduct daily site walks and supervise layout, sequencing, and phasing of work.
- Verify installation methods, dimensions, and materials before work is covered or approved for payment.
- Maintain updated as-built drawings and field logs. ### Project Management Coordination
- Work hand in hand with Project Management on schedule, procurement, RFIs, submittals, and change management. Field and office operate as one team, and the Superintendent is expected to communicate constantly and clearly with the PM.
- Fully understand the
- submittal process
- , including submittals, approvals, denials, and resubmittals, and how coordination flows between the owner, designer, and Project Manager. The Superintendent must know the status of critical submittals at all times and never install unapproved materials or systems.
- Experience with
- AIA pay requisitions (G702/G703)
- and the
- subcontractor approval process for payment
- , including verifying percentage of work complete in the field, reviewing stored materials, and confirming that requisitioned work is actually in place before approval.
- Support development and maintenance of three-week look-ahead schedules.
- Track progress in
- Procore
- , with required proficiency in
- Bluebeam, Microsoft Office, and Microsoft Project
- . Experience with
- Primavera P6
- is preferred.
- Coordinate delivery of long-lead materials and equipment.
- Liaise with inspectors, engineers, utility companies, and municipal officials to keep approvals on track. ### Documentation and Reporting
- Produce complete, accurate
- daily field reports
- covering manpower, work performed, deliveries, inspections, weather, and delays.
- Maintain
- high-level photo documentation standards
- : consistent, organized, date-stamped progress photos covering all trades, all concealed conditions before cover, and all milestone events. Photo documentation is a core part of this role, not an afterthought.
- Write clearly and effectively. Daily reports, incident reports, and correspondence must be professional and usable. Writing ability will be evaluated. ### Closeout
- Understand and execute full
- closeout procedures
- , including punch list generation and completion, warranty documentation and execution, O&M manuals, attic stock, training turnover, and certificate of occupancy coordination.
- Drive the punch list to zero. Closeout performance on prior projects will be discussed with references. ### Safety
- Enforce full compliance with
OSHA 29 CFR
1926 and company safety policies.
- Conduct daily job hazard analyses, lead weekly toolbox talks, and maintain the site safety plan.
- Report and investigate all incidents and near-misses per company protocol.
- Candidates will be

- OSHA 30-Hour Construction Safety and Health
- (required at time of hire)
- Willingness to obtain
- advanced managerial safety certifications
