Job Description

You know the difference between putting a number on a set of drawings and actually shaping the project. Here, you'll be the person in the room helping clients, architects, engineers, and builders figure out what should get built, what it should cost, how it should get bought, and where the problems are hiding before they become field problems. You'll lead the work from concept to construction.
You'll:
Take ownership of multiple pre-construction projects across corporate workplace, tenant improvement, ground-up, and mixed-use work throughout New Jersey and the greater Tri-State market. Sit directly with clients and guide decisions around scope, budget, schedule, constructability, and procurement. Drive progressive estimates and budgets as designs develop—not just produce a number at the end. Challenge drawings and specifications, find scope gaps, and identify cost and constructability issues before they hit the field. Lead subcontractor procurement, RFPs, bid leveling, and scope reviews so the project goes into construction with fewer surprises. Work side-by-side with architects and engineers, bringing a builder's perspective into the design process. Help transition a well-developed project to the delivery team while protecting the commercial objectives you've helped establish.
What you get:
A role where your GC experience actually matters. You'll have meaningful client exposure, ownership of the pre-construction process, and the opportunity to influence projects long before construction starts. The position is $80-$90/hr, 40 hours/week, 8-5 , with a likely contract-to-hire path. You're probably a fit if you've spent roughly 5-10+ years learning how projects really get built, ideally inside a strong GC environment and you're more than an estimator. You can talk design with an architect, money with a client, scope with a subcontractor, and constructability with a builder. Design-build experience is especially valuable. You don't need every software package on the list. You do need the judgment to see a problem coming and the presence to get people moving before it gets expensive.
