Job Description

Temporary Construction Superintendent - Commercial Dental Build-Out Dimensional Concepts, Inc. is seeking an experienced Construction Superintendent to manage the daily onsite operations of an approximately 8,000-square-foot dental-office build-out for in Toms River, New Jersey. This is a full-time, project-specific position expected to last approximately four months. The Superintendent will serve as DCI's onsite representative and be responsible for coordinating subcontractors, maintaining the construction schedule, enforcing safety requirements, monitoring workmanship and driving the project from mobilization through final inspections and punch list.

Monday through Friday, approximately 40 hours per week
Compensation:
$50-$60 per hour, depending on experience Occasional early-morning, evening or Saturday work may be required based on inspections, shutdowns and project needs Manage and oversee all daily construction activities at the project site. Coordinate subcontractors, vendors, deliveries, inspections and owner-supplied items. Review construction drawings, specifications, approved submittals and project requirements. Maintain the project schedule and prepare short-term look-ahead schedules. Conduct daily coordination with subcontractor foremen to confirm manpower, materials, sequencing and upcoming work. Monitor subcontractor performance and identify potential schedule conflicts before they affect the project. Inspect work for quality, completeness and compliance with the construction documents and applicable building codes. Coordinate architectural, mechanical, electrical, plumbing, fire alarm and fire sprinkler work. Maintain a clean, safe and professionally organized jobsite. Enforce DCI safety requirements and applicable OSHA regulations. Conduct toolbox talks and document jobsite safety activities. Complete detailed daily reports in Procore, including manpower, work completed, deliveries, inspections, delays and progress photographs. Coordinate required municipal and third-party inspections. Track field issues, RFIs, punch-list items and corrective work through completion. Communicate daily with DCI's Project Manager regarding progress, manpower, material status, inspections and potential delays. Coordinate project closeout, final inspections, testing, training and punch-list completion. Maintain a professional relationship with the client, design team, building representatives and subcontractors. Qualifications Minimum of five years of experience as a Construction Superintendent or Assistant Superintendent on commercial interior projects. Demonstrated experience independently managing commercial build-outs from mobilization through final completion. Dental, medical or healthcare construction experience is strongly preferred. Strong knowledge of commercial interior construction, including MEP coordination, millwork, finishes and life-safety systems. Ability to read and interpret architectural, mechanical, electrical and plumbing drawings. Experience coordinating subcontractors, inspections, deliveries and project schedules. Working knowledge of OSHA requirements and jobsite safety procedures. OSHA 30 certification is strongly preferred. Procore experience is strongly preferred. Basic proficiency with Bluebeam, email and Microsoft Office. Strong written and verbal communication skills. Ability to prepare complete, accurate and timely daily reports. Ability to identify problems, coordinate solutions and maintain progress under a fast-paced schedule. Must be reliable, organized and present onsite during all active construction operations. Must have reliable transportation and be able to commute to Toms River, NJ each day. References from previous commercial general contractors or construction managers may be required. Physical Requirements Ability to walk and inspect an active construction site throughout the workday. Ability to climb stairs and ladders and access work areas as necessary. Ability to lift up to 50 pounds when required. Ability to wear required personal protective equipment. Employment Terms This is a temporary, project-specific position anticipated to last approximately four months. Continued employment beyond the completion of this assignment is not guaranteed.
