Job Title:
Construction Superintendent Job Description This role oversees day-to-day field operations on luxury residential construction projects in dense urban environments. The Construction Superintendent manages subcontractors, site logistics, and project sequencing to deliver high-end finishes while maintaining strict safety and compliance standards. This position plays a key role in coordinating with project management, ensuring schedule adherence, and upholding exceptional craftsmanship on complex renovation and ground-up residential work. Responsibilities Oversee daily field operations for luxury residential construction projects, including ground-up builds and renovations. Manage subcontractors on site, providing clear direction and holding teams accountable for quality, safety, and schedule adherence. Plan and coordinate site logistics and construction sequencing in tight urban and brownstone environments with limited access. Maintain and enforce project schedules in close coordination with the Project Manager. Ensure all work meets high-end quality standards and luxury finishes, with a strong focus on detail and craftsmanship. Conduct daily site walks to monitor progress, quality, and safety, and address issues in real time. Lead regular safety meetings and toolbox talks to promote a strong safety culture on site. Perform site inspections to verify compliance with plans, specifications, and regulatory requirements. Coordinate deliveries, site access, and material staging, particularly in constrained brownstone and occupied building conditions. Maintain detailed daily reports, logs, and site documentation to track progress, manpower, inspections, and issues. Proactively identify and resolve field issues, conflicts, and potential delays before they impact the schedule. Ensure compliance with OSHA standards and New York City Department of Buildings (NYC DOB) requirements at all times. Support project closeout activities, including punch list management, completion of outstanding work, and final turnover. Collaborate closely with the project team to communicate field conditions, risk areas, and opportunities for improvement. Foster a collaborative, detail-driven team environment focused on quality and client satisfaction. Essential Skills 5-15+ years of experience as a Superintendent in construction. Proven background in residential construction, including ground-up and renovation projects. Strong experience with high-end residential projects, renovations, or brownstone properties. Deep understanding of sequencing interior finishes and luxury builds to achieve high-quality outcomes. Demonstrated ability to manage complex logistics in NYC, including limited access sites and occupied buildings. Strong leadership skills with the ability to direct and motivate subcontractors and field teams. Experience in construction supervision, including oversight of daily field operations and site coordination. Familiarity with Procore or similar construction management software platforms. SST 62-hour certification (SST62). Thorough understanding of OSHA standards and NYC DOB requirements related to construction activities. Additional Skills & Qualifications Experience with landmark or historical renovations, including work on protected or historically significant structures. OSHA 30 certification. Strong, established relationships with NYC subcontractors across relevant trades. Ability to maintain detailed documentation and daily reports with a high level of accuracy. Strong communication skills to coordinate effectively with project managers, subcontractors, and stakeholders. Commitment to high craftsmanship standards and attention to detail on luxury residential projects. Work Environment This is an on-site role based at active construction projects, primarily luxury residential and brownstone properties in NYC. The work environment involves managing field activities in tight urban settings with limited access, occupied buildings, and constrained staging areas. The position requires regular presence on construction sites, daily site walks, and direct interaction with subcontractors and field personnel. The team culture is collaborative and detail-driven, with a strong emphasis on high craftsmanship standards and a stable pipeline of luxury renovation work. Job Type & Location This is a Permanent position based out of Long Island City, NY. Pay and Benefits The pay range for this position is $40.00 - $60.00/hr.
