This position will serve as the Owner's Representative throughout the duration of the project , providing on-site leadership, coordinating construction activities, managing construction inspectors, and ensuring the project is delivered safely, on schedule, within budget, and in accordance with the contract documents, plans, specifications, codes, and applicable regulations. The ideal candidate will have strong architectural and construction knowledge, experience with commercial building projects, excellent communication and leadership skills, and the ability to effectively manage multiple project stakeholders and field personnel. Key Responsibilities Serve as the Owner's Representative and primary on-site representative throughout the construction phase of assigned projects. Provide day-to-day oversight and coordination of construction activities to ensure the project is progressing according to approved plans, specifications, schedules, and contract requirements. Lead coordination among the Owner, architects, engineers, consultants, contractors, subcontractors, and construction inspection staff. Monitor project schedules, budgets, quality, progress, and overall project performance. Review architectural drawings, specifications, construction documents, submittals, RFIs, change orders, pay applications, and other contract documentation. Identify potential construction, design, scheduling, quality, and compliance issues and coordinate appropriate resolutions. Conduct and participate in construction progress meetings, coordination meetings, and site inspections. Monitor contractor performance and progress and communicate project status, concerns, and recommendations to the Owner and project team. Ensure construction activities are consistent with contract documents, approved plans, specifications, applicable building codes, accessibility requirements, and regulatory standards. Assist with review of contractor pay applications and project cost documentation. Monitor project milestones and assist in identifying schedule impacts and potential delays. Support project closeout activities, including punch lists, final inspections, documentation, and completion requirements. Travel to and remain on project sites as required for the duration of assigned construction projects. Qualifications & Experience Minimum of 5 years of experience overseeing commercial building construction projects from inception through completion. Experience serving as an Owner's Representative, Construction Manager, Architect, Contract Administrator, or similar role . Municipal, public-sector, or government construction experience is preferred. Strong understanding of commercial construction processes, architectural drawings, specifications, construction documents, and contract administration. Strong knowledge of construction quality control and field inspection processes. Strong organizational skills and exceptional attention to detail. Excellent written and verbal communication skills. Strong leadership, problem-solving, and decision-making abilities. Ability to effectively manage multiple project stakeholders and priorities. Bachelor's degree in Architecture, Construction Management, Engineering, or a related field. Experience with municipal, public-sector, or government-funded construction projects. Experience with large-scale commercial, institutional, educational, healthcare, data center, or other complex building projects. Experience with new construction management and/or project management software. Knowledge of applicable federal, state, and local building, accessibility, and construction regulations. Architectural or engineering licensure is a plus.
