Job Description
The Project Manager is responsible for the overall management of new construction multi-family framing and trim projects to ensure projects are completed on time, within budget and per specifications.
Key Responsibilities:
Project Planning:
Understand, plan and coordinate multi-family residential projects, ensuring adherence to schedules, budgets, specifications and stakeholder's interest.Team Leadership:
Lead and mentor project staff (Assistant Project Managers, Project Coordinators, Site Managers, Etc.) to ensure proper coordination of entire projects from pre-construction to completion.Communication:
Liaise with clients, architects, subcontractors and FLT team members to discuss all aspects of the project, including but not limited to contracts, schedules, submittals, RFI's, change orders, materials and lead times to ensure a smooth construction process.Budget Ownership:
Manage and monitor the project for revenue and cost accuracy, maintain an accurate projection of project financial health.Risk Management:
Obtaining and utilizing accurate information to make high level decisions to minimize risk on the part of Fine Line Trim and other project stakeholders.Negotiation:
Working with subcontractors and GC/Owners to obtain the necessary (accurate scope and cost) contracts and value to complete the project.Scheduling:
Understanding, communicating and working with GC/Owners and subcontractors/suppliers to ensure timely, and accurate delivery of materials and labor as required for the project.Problem Solving:
Early identification and resolution of potential issues or delays related to the project, including materials, workmanship and schedules. Develop efficient and effective solutions to keep the project on track.Documentation:
Maintain accurate records for the entire project, including but not limited to: Contract Logs, Change Order Logs, RFI Logs, Submittal logs, etc.Qualifications:
Minimum of 3 years of experience in multi-family construction Proficiency in project management software and tools (e.g., Procore, Primavera, MS Project) Strong knowledge of construction methods, materials and industry standards Excellent leadership, communication, and interpersonal skills Ability to read, analyze and interpret project documents; contracts, scopes of work, blueprints, technical drawings, specifications, subcontract bids, etc. Strong organizational and time-management abilities.What We Offer:
