Primarily in our Montrose, CO office, with occasional travel to our Telluride, CO office.
SALARY RANGE
$175,000 - $250,000 annually (based on experience) including performance and project bonus (structure and details TBD)

JOB SUMMARY
: Chase Merritt is seeking a capable and proactive Development Manager to support the execution of our real estate development projects from entitlements through construction and stabilization. This role owns day-to-day project coordination, schedule and budget tracking, consultant and contractor management, and delivery of execution while working closely with the Managing Director of Real Estate Development and cross-functional teams at Chase Merritt. You will help ensure projects stay on schedule, on budget, and aligned with our standards for quality and value creation.
KEY RESPONSIBILITIES PROJECT EXECUTION
  • Manage day-to-day development activities including entitlements, permitting, design coordination, and construction oversight
  • Track project schedules, budgets, and critical path items; flag risks and drive solutions
  • Coordinate consultants, contractors, and vendors (civil, geotechnical, architectural, environmental, etc.
)
FINANCIAL & REPORTING SUPPORT
  • Assist with project budgeting, cost tracking, draw requests, and forecasting
  • Prepare regular project updates and reports for leadership and investors
  • Support underwriting validation and value-engineering efforts during development
STAKEHOLDER & RISK MANAGEMENT
  • Maintain strong working relationships with municipalities, agencies, consultants, and contractors
  • Ensure compliance with permits, contracts, and regulatory requirements
  • Help coordinate seamless hand-off of stabilized assets to the Operations team
TEAM & PROCESS SUPPORT
  • Contribute to organized project documentation and filing systems
  • Support the Development team on new project pursuits and pipeline efforts
  • Take ownership of assigned deliverables and proactively drive results
REQUIRED QUALIFICATIONS
  • Bachelor's degree in Construction Management, Civil Engineering, Real Estate, or related field
  • 10+ years of progressive experience leading construction management or real estate development projects, with a proven track record delivering complex, large-scale, ground-up or challenging executions on time and on budget.
  • Strong understanding of entitlements, budgeting, scheduling, and construction processes
  • Excellent organizational, analytical, and communication skills
  • Proficiency with project management tools and Microsoft Excel
  • Proven ability to manage multiple priorities, solve problems, and deliver results in a fast-paced environment
PREFERRED QUALIFICATIONS
  • Experience in hospitality, mixed-use, or mountain-market developments
  • Western U.S. / Colorado-specific entitlement and construction knowledge
  • Familiarity with Procore, Sage, or similar construction accounting software
  • Network of local consultants and contractors in Colorado
REPORTING & WORK ENVIRONMENT
  • Reports to: VP of Real Estate Development
Work Arrangement:
This is an in-person role primarily based in our Montrose, CO office, with occasional travel to our Telluride, CO office. Limited remote flexibility may be considered after onboarding and proven performance
  • Works closely with: Development team, Project Controller, Operations team, Investment team, and external consultants/contractors
Pay:
$175,000.00 - $250,000.00 per year
