ROLE OVERVIEW
Core preconstruction leader responsible for managing the full preconstruction process from initial project intake through turnover to construction. This role owns the organization, sourcing, pricing, coordination, and readiness of projects before construction begins.
EXPERIENCE & EDUCATION
Demonstrated ability to independently manage preconstruction responsibilities across residential and commercial projects with consistent accuracy, communication, and leadership.
KEY RESPONSIBILITIES
Manage full bid packages from project intake through final bid review and turnover. Lead vendor sourcing, subcontractor outreach, bid walks, proposal follow-up, and bid leveling. Own estimating coordination, takeoff review, scope development, allowances, exclusions, clarifications, and alternates. Coordinate design, engineering, permitting, plan revisions, and required approvals with the project team. Support procurement strategy, long-lead planning, and early vendor commitments. Prepare organized construction turnover packages for the field team and leadership. Coordinate with construction managers to ensure budgets, scopes, drawings, contracts, and schedules are aligned before work begins. Review subcontractor proposals for missing scope, overlap, exclusions, qualifications, and pricing risk. Assist leadership with client-facing budgets, pricing updates, change impacts, and preconstruction reporting. Help improve company preconstruction systems, templates, checklists, bid forms, and vendor databases.
CORE SKILLS & COMPETENCIES
Strong understanding of residential and commercial construction scopes, sequencing, costs, and risk areas. Ability to read and interpret plans, specifications, engineering documents, and permit requirements. Strong estimating, takeoff, bid leveling, and scope-writing ability. Comfortable managing deadlines, multiple bid efforts, vendors, and internal expectations at the same time. Professional communication and negotiation with subcontractors, vendors, architects, engineers, clients, and internal leadership. Ability to identify scope gaps, budget risks, schedule impacts, and contract issues before turnover.
