Full-Time About Suplex Construction Suplex Construction is a growing commercial construction company focused heavily on interior construction, commercial renovations, tenant improvements, office and industrial build-outs, property rehabs, and repositioning projects throughout the Rochester and surrounding Western New York market. Our work is hands-on, fast-moving, and closely tied to real estate ownership and development. We are looking for a Construction Project Manager who wants more than simply managing schedules and subcontractors. This position offers the opportunity to work directly with the owner of the company , learn how construction ties into commercial real estate, and gain exposure to acquisitions, redevelopment, leasing, property operations, and real estate development. You will not be put on an island and expected to figure everything out yourself. You will work hand in hand with ownership on active projects, job-site decisions, budgets, contractor selection, project planning, and overall execution. The goal is to develop someone who can become a major part of the company's long-term growth. The Opportunity This is a unique opportunity for someone who wants to grow beyond a traditional construction project management role. You will learn the construction side of the business, but you will also get direct exposure to: Commercial real estate investing Real estate development Property redevelopment and repositioning Tenant improvements Lease-driven construction Project budgeting and underwriting Contractor and vendor negotiations Property management Building operations Real estate acquisitions How construction decisions impact the overall value and profitability of a property You will work closely with ownership and see firsthand how projects go from an idea or acquisition to a finished, income-producing property. We want to build someone up, give them responsibility, and help them develop into a strong operator who understands both construction and real estate . Responsibilities Visit active job sites regularly to monitor progress, quality, safety, and site conditions Manage commercial interior renovation and tenant improvement projects Coordinate drywall, framing, flooring, painting, ceilings, doors, millwork, electrical, plumbing, HVAC, and other interior trades Create and maintain project schedules Keep subcontractors and field crews moving toward deadlines Meet contractors onsite and communicate project scopes and expectations Obtain, compare, and negotiate subcontractor and vendor quotes Coordinate subcontractors, vendors, suppliers, and internal crews Track materials, deliveries, equipment, and long-lead items Assist with procurement and material ordering Review plans, scopes of work, proposals, and specifications Monitor project budgets and identify potential overruns early Review subcontractor invoices and verify completed work Identify additional work and coordinate change orders Coordinate permits, inspections, and required approvals Perform ongoing quality-control inspections Create and manage punch lists Maintain job-site photos and project documentation Communicate project updates to ownership, clients, tenants, and property managers Solve day-to-day project problems quickly and independently Assist ownership with project planning and construction strategy Participate in property walks before new projects begin Help evaluate renovation needs for potential acquisitions and redevelopment projects Assist with project closeout, final inspections, warranties, and client signoff You Will Not Be On an Island A major part of this position is working directly with company ownership. You will have access to the owner to discuss projects, decisions, construction methods, budgets, subcontractors, and real estate strategy. This is not a corporate environment where you are one person buried inside a large organization. You will be directly involved in decisions and will have the opportunity to see how the business actually operates. The expectation is that as you grow, your responsibility will grow with you. We want someone who is eager to learn, asks questions, wants exposure to the bigger picture, and is interested in understanding why projects are being completed—not simply what needs to be built. What Success Looks Like The Project Manager will be responsible for helping make sure every project continues moving forward. We want someone who does not simply identify problems. We want someone who helps solve them. If a subcontractor does not respond, you find another option. If material is delayed, you develop another plan. If a project is falling behind schedule, you identify the issue and help get it back on track.
Key performance measures will include:
Projects completed on or ahead of schedule Projects completed within budget Subcontractors scheduled in advance Strong communication with ownership, clients, and field crews Change orders properly captured and documented Minimal job-site downtime Strong organization and project documentation Fast resolution of job-site issues Consistent quality across projects Qualifications 3+ years of construction, project management, superintendent, or related field experience preferred Commercial interior construction experience preferred Experience with tenant improvements, renovations, or build-outs is a major plus Strong understanding of construction sequencing and job-site operations Ability to read plans, scopes, and basic construction drawings Experience managing subcontractors and vendors Strong organizational and time-management skills Ability to manage multiple projects simultaneously Comfortable obtaining and negotiating contractor quotes Strong communication and leadership skills Ability to identify problems before they become major issues Comfortable using smartphones, email, spreadsheets, project management software, and cloud-based documentation Valid driver's license and reliable transportation required Ability to travel between job sites throughout the Rochester and surrounding area Ideal Candidate The ideal candidate is proactive, organized, competitive, and hungry to learn.
