Thompson Exterior Services | NY/NJ Region, SE FL in the Winter (Optional) Remote-Based | Regular Job Site Presence Required About Thompson Exterior Services Thompson Exterior Services is a growing exterior building services contractor serving the NY/NJ metro and South Florida markets. For 16 years, we have built our reputation in high-rise window cleaning, rope access and glass refinishing, while significantly expanding our exterior restoration practice, including masonry, concrete, stucco, waterproofing, sealants and building-envelope work. We are looking for an experienced Senior Project Manager to provide senior operational leadership across our NY/NJ restoration and construction portfolio. The Opportunity This is not a desk-bound project management position. We are looking for an experienced construction professional who knows how to read a job site, lead Project Managers and Superintendents, identify problems before they become expensive, and drive projects to successful completion. The Senior Project Manager will oversee active project execution while also owning the pre-construction transition from contract award through field mobilization. You will work directly with company leadership, estimating, business development, field operations, engineers, property managers and building owners. What You'll Be Responsible For Provide senior oversight of active exterior restoration and construction projects throughout NY/NJ. Lead and hold accountable Project Managers, Superintendents and field personnel. Visit active projects approximately 1-2 days per week to independently evaluate production, manpower, equipment utilization, access systems, material flow, schedule and quality. Identify field execution issues and drive timely corrective action. Own the pre-construction process for newly awarded projects. Lead client kickoff meetings and coordinate project mobilization, schedules, logistics, submittals and superintendent assignments. Coordinate the transition from estimating to operations, ensuring scope, contract requirements, materials and vendor information are clearly handed off. Conduct pre-bid site reconnaissance and provide field assessments identifying access requirements, scope issues and execution risks. Work directly with engineers of record, property managers, owners and condominium representatives. Coach and develop Project Managers while improving consistency, accountability and operational execution across the portfolio. What We're Looking For 15+ years of construction operations experience , including at least 8 years in senior project management or operations leadership. Significant hands-on experience with exterior restoration , including façade repair, masonry repointing, balcony rehabilitation, concrete repair and waterproofing. Working knowledge of suspended scaffolding/swing stages, sidewalk sheds, rope access and other access methods common to high-rise restoration. Strong understanding of crew productivity, scheduling, equipment deployment, job costing and field execution. Ability to read plans, understand scopes and communicate effectively with estimators, engineers and field personnel. Strong leadership and client-facing communication skills. Familiarity with the NY/NJ construction environment, including NYC FISP/QEWI and NJDCA requirements . Self-directed and comfortable making sound operational decisions without constant supervision. Valid driver's license and reliable transportation for site visits. Preferred Experience Experience with restoration estimating, Knowify, Procore or similar construction management platforms is valuable. Familiarity with common restoration systems and materials—including Sika, Soprema, Neogard, Dowsil and masonry mortar systems—is also preferred. Work Model This position is remote-based within driving distance of Edison, New Jersey , with approximately 1-2 days per week spent visiting active project sites throughout the NY/NJ region. Limited office presence is required, with occasional travel to South Florida for cross-regional coordination.
