Based on Experience The Jan Companies is seeking an experienced and highly motivated Director of Construction to oversee and manage construction, renovation, capital improvement, and development projects throughout our multifamily and apartment portfolio. The ideal candidate will have a strong background in apartment building construction and multifamily residential projects, with proven experience managing projects from planning and budgeting through completion. This position requires a hands-on construction leader who can manage contractors, schedules, budgets, quality control, safety, and project timelines while maintaining the highest standards of workmanship. Required Experience Minimum 5 years of construction management experience involving apartment buildings Minimum 5 years of experience working with multifamily residential properties/units Proven experience overseeing construction, renovations, and capital improvement projects Strong knowledge of building construction, building systems, materials, and construction practices Experience managing general contractors, subcontractors, vendors, and construction crews Experience reviewing plans, scopes of work, estimates, contracts, and change orders Strong understanding of construction budgets and cost controls Ability to manage multiple projects simultaneously Key ResponsibilitiesConstruction Management Oversee all construction and renovation projects involving the company's apartment and multifamily properties. Manage projects from initial planning and budgeting through final completion and turnover. Establish project schedules, milestones, budgets, and completion goals. Monitor construction progress and ensure projects remain on schedule and within budget. Conduct regular property and construction site inspections. Identify construction issues and develop timely solutions. Contractor & Vendor Management Select, coordinate, and manage general contractors, subcontractors, architects, engineers, and vendors. Obtain and review bids and proposals. Negotiate pricing, scopes of work, schedules, and change orders. Ensure contractors perform work according to approved plans, specifications, contracts, and company standards. Hold contractors accountable for quality, safety, schedule, and budget requirements. Budget & Financial Oversight Develop and manage construction and renovation budgets. Review invoices, payment applications, estimates, and change orders. Track project costs and identify potential budget overruns before they occur. Work closely with ownership and management to establish project priorities and capital improvement plans. Maintain accurate project documentation and financial records. Multifamily & Apartment Renovations Oversee apartment renovations, unit turnovers, common-area improvements, building upgrades, and major capital projects. Coordinate work involving kitchens, bathrooms, flooring, painting, roofing, HVAC, electrical, plumbing, exterior improvements, and other building systems. Develop standardized scopes of work and renovation specifications where appropriate. Ensure completed units and properties meet company quality standards. Safety & Compliance Ensure construction activities are conducted safely and in compliance with applicable building codes, regulations, permits, and company policies. Monitor contractor safety practices and address unsafe conditions immediately. Coordinate inspections and required permitting. Maintain appropriate construction documentation and records. Qualifications Minimum 5 years of apartment construction experience Minimum 5 years of multifamily residential construction experience Strong project management and organizational skills Excellent communication and negotiation abilities Strong understanding of construction costs, scheduling, and project management Ability to read and understand construction plans, drawings, specifications, and scopes of work Proficiency with Microsoft Office and construction/project management software Strong problem-solving and decision-making skills Ability to manage multiple projects and priorities simultaneously Valid driver's license and reliable transportation Ability to travel between company properties and construction sites as needed Preferred Qualifications Construction management certification is a plus Experience managing large-scale apartment renovations or multifamily developments Experience with occupied multifamily properties is highly desirable Knowledge of Rhode Island and Massachusetts building codes and permitting processes is a plus What We Are Looking For The successful candidate will be a hands-on construction professional and strong leader who understands the unique demands of multifamily and apartment construction. Compensation Salary is based on experience and qualifications.
