Job Description
Position Summary The Preconstruction Director leads and manages all preconstruction activities, including estimating, budgeting, value engineering, and client engagement. This role is responsible for ensuring accurate project costing, strategic planning, and seamless transition from preconstruction to operations. The ideal candidate brings strong leadership, deep construction knowledge, and the ability to collaborate with internal teams, clients, and design partners. Key ResponsibilitiesLeadership & Strategy Lead, mentor, and develop the preconstruction and estimating team Establish and maintain preconstruction processes, standards, and best practices Collaborate with executive leadership on business development and project pursuit strategy Participate in go/no-go decisions and risk assessments Estimating & Budgeting Oversee conceptual, schematic, and detailed estimating efforts Ensure accurate cost modeling, budgeting, and benchmarking Review bid packages, subcontractor scopes, and pricing Manage value engineering efforts to align project scope with budget Client & Stakeholder Engagement Serve as primary preconstruction contact for clients and design teams Build and maintain relationships with owners, architects, and consultants Present budgets, cost analyses, and project strategies to stakeholders Support business development in securing new projects Preconstruction Process Management Lead design phase coordination, including constructability reviews Develop project schedules and phasing plans during preconstruction Identify risks, opportunities, and cost-saving strategies early in the process Ensure smooth handoff to project management and field operations Subcontractor & Vendor Management Develop and maintain subcontractor and supplier relationships Evaluate bids and ensure scope coverage and competitiveness Lead procurement strategy for major trades Qualifications Bachelor's degree in Construction Management, Engineering, or related field 10+ years of commercial construction experience, with 3-5+ years in a leadership role Strong estimating background across ground-up and/or TI projects Experience with CMAR, Design-Build, and negotiated work Proficiency in estimating and preconstruction software (e.g., Procore, Bluebeam, Sage, OST, Timberline, etc.) Excellent communication, leadership, and client-facing skills Preferred Experience Experience in commercial, industrial, healthcare, or multifamily sectors Strong network of subcontractors in the Dallas / Texas market Proven track record of winning work and managing preconstruction teams Compensation & Benefits Competitive base salary + bonus structure Vehicle allowance or company vehicle Health, dental, vision insurance 401(k) with company match PTO and paid holidays
