The role manages 1-3 active projects at a time, equating to roughly up to 10 homes under construction simultaneously, and is accountable for budget and schedule management, subcontractor coordination, building inspections, and material procurement from both the field and the office. This is a senior, self-directed role for someone who can run their own projects with minimal oversight. About Cordillera Homes Cordillera Homes is a builder and developer based in Kirkland, Washington. Our principals have built together for 15 years and delivered more than 300 homes across the Eastside — custom and high-end single-family homes, condominium buildings, cottages, DADUs, and small infill communities in Kirkland, Bellevue, and Redmond. We manage every stage in-house, from land and entitlements through design, construction, and final sale, so our team sees projects through from raw ground to finished home. We're a lean, hands-on group that takes craftsmanship, schedule discipline, and taking care of our buyers seriously. We're looking for a Project Manager who wants real ownership of their projects and room to build a career. Roles & Responsibilities Responsibilities may include: General Duties Keep key project documents current and accurate — building plans, budget, schedule, specifications, scopes of work, and QC inspection checklists Manage the CPM schedule and budget for each project, tracking against targets and flagging variances early Manage and oversee jobsite laborers and foreman, and own jobsite safety Maintain and monitor the jobsite punchlist and report progress and overall jobsite updates to the Principal Interact directly with buyers and complete and approve warranty requests Submit monthly payroll and hourly reporting to the Accounting Manage Subcontractors Competitively bid subcontractors on a per project basis Schedule subcontractors to carry out work per the project schedule Meet and review proposed scope of work with subcontractors on site, and be available for questions during work Inspect subcontractor work for quality and completion; assist in completion when necessary Manage subcontractor deliveries, parking, and site logistics Material Procurement Carry out quantity takeoffs Manage delivery of materials to site and returns as necessary Building Inspections Inspect subcontractor work ahead of building inspections Schedule building inspections, meet with inspectors, and manage any required revisions Skills & Experience Required Experience 5+ years of construction project management experience in residential homebuilding Ground-up, new-construction experience (remodel-only backgrounds are not a fit for this role) Organized, self-starting, and relational — able to run your own projects with minimal oversight and build trust with subcontractors, buyers, and inspectors Ability to manage 1-3 projects (up to ~10 homes) at once Valid driver's license and reliable transportation Preferred Experience (Not all of the below are required.) High-end / custom home experience Familiarity with Eastside (Kirkland, Bellevue, Redmond) permitting and inspection processes A degree in construction management or a related field is a plus but not required — relevant hands-on experience can substitute. Skills Microsoft Office (Word, Excel) Smartsheet or comparable CPM / project scheduling tools Bluebeam Revu Comfortable using AI tools (e.g., Claude, Gemini) to work more efficiently

$110,000.00 - $130,000.00 per year
