Monday through Friday, 8-hour shifts Job Description 10 Stars Property Management is hiring an experienced Residential Electrical Maintenance Technician / Electrician to join our growing property maintenance team. This is an electrical-focused maintenance position responsible for diagnosing and completing common residential electrical repairs at occupied and vacant rental properties. The ideal candidate has strong hands-on electrical troubleshooting experience, works safely and independently, and is also comfortable completing general residential maintenance tasks when needed. This position is ideal for an experienced residential electrician, electrical technician, apartment maintenance technician, or property maintenance professional who takes pride in quality workmanship, safety, reliability, and professional service. Electrical Responsibilities Troubleshoot and repair nonworking outlets, switches, lights, and ceiling fans Replace outlets, switches, GFCIs, light fixtures, and basic electrical components Install and test smoke detectors and carbon monoxide detectors Diagnose tripped breakers, partial power loss, and basic circuit issues Test electrical components using a multimeter or voltage tester Inspect electrical items during property turnovers Identify damaged wiring, loose connections, and potential safety hazards Document completed repairs with notes and photographs Refer panel work, rewiring, permitting, and major electrical repairs to a licensed electrician General Maintenance Responsibilities Complete maintenance and repair work at occupied and vacant rental properties Assist with plumbing, HVAC, drywall, painting, carpentry, flooring, and fixture repairs when needed Complete punch-list and rent-ready repairs before new tenants move in Diagnose property maintenance concerns and recommend cost-effective repair solutions Complete assigned work orders accurately and efficiently Maintain clean, organized, and safe work areas Follow electrical safety procedures and company policies Communicate professionally with tenants, property managers, vendors, and team members Purchase and track materials when necessary Provide dependable and professional customer service Required Qualifications Minimum of 3 years of residential electrical, apartment maintenance, property maintenance, construction, or related experience Strong experience diagnosing and completing common residential electrical repairs Working knowledge of outlets, switches, GFCIs, breakers, lighting fixtures, ceiling fans, smoke detectors, and residential circuits Ability to safely troubleshoot electrical problems using a multimeter, voltage tester, circuit tracer, and other diagnostic tools Understanding of electrical safety procedures and residential wiring practices Ability to recognize work that requires permitting or a licensed electrical contractor Ability to work independently and manage multiple work orders Valid driver's license and reliable transportation Must own basic hand and power tools Ability to lift, carry, and move tools, ladders, materials, fixtures, and equipment Strong communication, documentation, and customer service skills Dependable attendance and professional appearance Preferred Qualifications Previous property management or apartment maintenance experience Residential electrical service and repair experience Electrical apprenticeship, trade school training, or electrical certification Journeyman or electrical contractor license Experience troubleshooting residential panels, circuits, and electrical equipment Experience completing rental property turnovers and rent-ready repairs General knowledge of plumbing, HVAC, drywall, painting, carpentry, and flooring Leadership or crew supervision experience is a plus Compensation and Benefits Competitive pay of $25.00-$30.00 per hour, based on experience, skills, and certifications Paid Time Off Employee discounts Tuition reimbursement opportunities Advancement and leadership opportunities Stable, full-time employment Consistent work with a growing property management company Schedule Full-time Monday through Friday 8-hour shifts Rotating weekends or on-call availability may occasionally be required Emergency electrical service may be required when safety or habitability is affected Join 10 Stars Property Management and become part of a growing company that values safety, reliability, professionalism, quality craftsmanship, accountability, and hard work.
