Full Job Description Job Description:
We are seeking an experienced Purchasing Agent / Estimator with a background in residential construction to manage estimating, purchasing, and project buyout activities for custom-home projects. This role will handle everything from quantity takeoffs and bid analysis to subcontractor negotiations, purchase orders, and procurement tracking. Manage project buyout activities from approved budgets through subcontract and purchase-order issuance. Prepare and update conceptual, design-development, and final project estimates. Perform accurate quantity takeoffs , bid leveling, and scope comparisons. Develop detailed bid packages and scopes of work from plans, specifications, selections, and project requirements. Solicit and evaluate subcontractor and supplier proposals. Negotiate pricing, scope, schedule, and terms with subcontractors and vendors. Identify scope gaps, exclusions, overlaps, allowances, long-lead items, and budget risks before commitments are made. Compare proposed and awarded costs against estimates and approved budgets. Prepare and maintain purchase orders, subcontracts, vendor pricing, budgets, and buyout documentation. Support change-order pricing and procurement by verifying scope, cost, lead time, and required approvals. Build and maintain strong relationships with subcontractors and trade partners. Source and develop qualified vendors and trade partners. Coordinate vendor onboarding documentation, insurance, tax forms, agreements, and licensing requirements. Track procurement and long-lead materials to ensure required-on-site dates are met. Maintain current trade and material pricing, historical costs, bid templates, and estimating data. Coordinate with preconstruction, design, operations, superintendents, and accounting for accurate project handoffs and cost information. Participate in estimate reviews, buyout meetings, and preconstruction-to-operations handoffs. Maintain accurate project records and documentation using construction management/project management software.
Qualifications:
3+ years of experience in residential construction purchasing, estimating, project coordination, or a related field. Experience with custom-home estimating strongly preferred. Hands-on experience with quantity takeoffs, subcontractor buyout, bid leveling, vendor negotiation, and purchase-order management . Ability to read and interpret architectural and engineering plans, specifications, schedules, and finish selections. Strong understanding of residential construction scopes, sequencing, materials, and trade interfaces. Strong negotiation, organization, follow-through, and written communication skills. Proficiency with Excel and construction estimating or project-management software. Experience with Buildertrend, JobTread, or similar software preferred. Strong attention to detail and ability to manage multiple custom-home projects and deadlines. Must be local to the Eagle, ID area.
Pay:
$60,000.00 - $80,000.00 per year
