Vice President of Commercial Construction Job Description:
This position is responsible for locating commercial construction project opportunities and developing and presenting feasible bid proposals for McElroy's Inc. Essential Functions and Basic Duties 1. Collect bid projects from a variety of sources that encompasses the scope of McElroy's Inc. business. Collect information on jobs bidding from General Contractors, the State of Kansas Architectural Services, Internet or other services. 2. Determine if a competitive bid is feasible. Determine, taking into account current business and staffing, if the bid deadline can be met. Update pricing lists from vendors on a regular basis and verify labor rates in order to calculate an accurate profit margin. Attend pre-bid meetings. Receive and study bid plans, specifications, drawings and any other relevant documents. Visit and inspect construction job sites. 3. Create bid proposal. Create a list of all materials necessary to determine costs of bid and entering this information into the Excel bid form. Review vendor's pricing and determine if all items are included per plans and specifications. Work with bonding company when bonds are required. Coordinate with city utility department if utility fees and services are required. Provide bid information to vendors and subcontractors. 4. Present bid package to client contact. Submit scope of work and bid packages on or before the bid deadline. Follow-up regularly with contractors or customers until the final determination of bid is complete. 5. Review outcome of bid proposals. Follow up with contractors or customers to get bid results. If awarded contract, brief project managers on scope of work and vendors used. Significant challenges critical to success in this job: 1. Time management and ability to multitask in order to meet bid deadlines. 2. Coordination of several different factors and specifications to create accurate bid proposals. 3. See needs and problems and correct them independently. Qualifications 1. Training, education, or certification: High school diploma or equivalent. Trade or technical school degree is preferred. Field experience. 2.
Knowledge:
Excellent knowledge of commercial HVAC and plumbing systems for all types of facilities. Excellent knowledge of the entire construction process. Excellent communication skills. Experience with Quick Pen software, Microsoft Office software, Adobe software and various building modeling software products. 3.
Experience:
1 - 3 years Project Manager experience preferred. 1 - 3 years estimating experience preferred. 5 years commercial construction experience preferred. 4.
Skills and abilities:
Able to read and understand plans and specifications for each project. Must communicate well with customers and subcontractors. Must be able to work on several tasks simultaneously and meet deadlines. Contacts

Has regular contact with customers, vendors and subcontractors.
PHYSICAL DEMANDS
Exerts up to 10 pounds of force occasionally, and/or a negligible amount of force frequently. Involves sitting most of the time, but may involve walking or standing.
