The ideal candidate brings at least 10 years of hands-on estimating experience, excellent vendor relationships, and the ability to develop highly accurate cost projections in fast-moving project cycles. Key Responsibilities Prepare comprehensive and accurate estimates for commercial custom buildout projects, including demolition, framing, finishes, millwork, MEP coordination, fixtures, and specialty elements. Analyze drawings, specifications, and scope documents to determine material, labor, equipment, and subcontracting requirements. Perform precise quantity take-offs and maintain organized estimate documentation for internal review. Communicate with subcontractors, suppliers, and vendors to solicit competitive pricing and clarify technical details. Collaborate closely with project managers, designers, architects, and engineers throughout the preconstruction process. Participate in site visits to assess existing conditions and ensure scope alignment. Evaluate value-engineering options and propose cost-effective alternatives without compromising design intent. Review and update historical cost data, ensuring estimates reflect current market conditions and pricing trends. Assist in preparing bid proposals, schedules of values, and client-facing estimating materials. Track project performance and compare actual costs to estimates to improve accuracy and inform future bids. Qualifications 10+ years of estimating experience specifically in commercial construction or custom buildouts. Strong knowledge of buildout components, including carpentry, millwork, specialty finishes, MEP trades, and ADA or code requirements. Proficiency with estimating software (e.g., Bluebeam, Procore, PlanSwift, Sage, On-Screen Takeoff, or similar). Strong ability to read and interpret architectural and engineering drawings. Excellent communication and negotiation skills. High attention to detail and accuracy. Ability to juggle multiple bids and deadlines in a fast-paced environment. Strong Excel and general computer skills.

Compensation & Incentives Base Salary:

$60,000 per year
