Senior Estimator / Pre-Construction Coordinator Turnstone Corporation | Milford, NH | Full-Time | On-Site |

Turnstone Corporation is a Construction Manager, Design Builder, and General Contractor in Milford, NH. We are seeking a full-time Senior Estimator / Pre-Construction Coordinator to join our team. Location & Relocation:
This is an on-site position based in Milford, NH , with regular travel to various project sites. Candidates currently residing in New Hampshire or within a reasonable commuting distance of Milford will be given priority consideration. Candidates planning to relocate to the area are welcome to apply; however, preference will be given to candidates who are already local and available to begin work within the anticipated hiring timeframe.
Qualifications:
Significant previous commercial construction estimating experience is required. Proven experience independently preparing detailed estimates, budgets, and cost proposals. Strong ability to read and interpret architectural, structural, mechanical, electrical, civil, and other construction drawings and specifications. Extensive experience performing detailed quantity take-offs for labor, materials, equipment, and subcontracted work. Strong knowledge of construction means, methods, materials, sequencing, and current construction costs. Demonstrated ability to analyze, level, and evaluate subcontractor and supplier bids, including scopes, exclusions, qualifications, and assumptions. Ability to identify scope gaps, design discrepancies, constructability concerns, and potential cost and schedule risks. Strong understanding of project budgeting, cost management, value engineering, and cost forecasting. Excellent analytical, organizational, problem-solving, and communication skills. Ability to collaborate effectively with owners, architects, engineers, subcontractors, suppliers, and internal project teams. Ability to manage multiple estimates, projects, and deadlines with minimal supervision. Strong computer skills and proficiency with cloud-based software and digital tools. Turnstone utilizes Microsoft 365, Dropbox, Procore, Bluebeam, PDF-based construction documents, SAGE300 for estimating, and a web-based timekeeping application as part of its day-to-day operations. Ability and willingness to learn and effectively use Turnstone's technology platforms and cloud-based systems. Sage/Timberline estimating experience, as well as digital take-off software experience, is preferred. Experience with CM, design-build, negotiated, or GMP project delivery, as well as lump sum bid, are preferred. Familiarity with New Hampshire building codes, permitting requirements, and local construction practices is a plus. Valid driver's license required. Ability and willingness to travel to various project sites as needed.
Responsibilities:
Spearhead all activities in Estimating Department. Lead and manage estimates from initial conceptual budgeting through final bid submission and contract award for commercial construction. Review construction drawings, specifications, addenda, and other project documents to develop complete and accurate estimates. Perform detailed quantity take-offs and develop labor, material, equipment, and subcontractor costs. Solicit, analyze, level, and evaluate subcontractor and supplier proposals. Develop project budgets, cost proposals, bid summaries, and supporting estimating documentation. Identify scope gaps, design inconsistencies, constructability issues, and potential cost and schedule risks throughout the pre-construction process. Work closely with owners, architects, engineers, project managers, subcontractors, and suppliers to clarify scope, resolve issues, and develop practical solutions. Develop and maintain strong working relationships with subcontractors and suppliers to support competitive pricing and successful project pursuits. Participate in design reviews and pre-construction meetings, providing estimating, constructability, and cost input. Support value engineering efforts and develop cost-effective alternatives that meet project requirements and client objectives. Maintain estimating databases, historical cost information, subcontractor information, and current market pricing. Monitor labor, material, and subcontractor pricing trends and incorporate current market conditions into estimates. Assist with project schedule development and sequencing considerations during pre-construction. Prepare clear, accurate, and competitive proposals in accordance with project requirements and deadlines. Manage multiple active estimates and project pursuits simultaneously while maintaining accuracy, organization, and adherence to critical bid deadlines.
