About the Role and Company Baldwin Brothers, Inc. is seeking a Project Coordinator/Estimator to help evaluate, plan, coordinate, and execute commercial real estate projects. The role covers acquisition and pre-development due diligence, design and permitting, cost estimating and bidding, construction oversight, and project closeout. The position is primarily focused on project coordination, analysis, and oversight, with site and property inspections as needed. Ideal candidates will be available to start in 2026 or the first half of 2027.   • Coordinate ALTA surveys, Phase I environmental reports, engineering reports, property inspections, and other third-party due diligence.
  • Review zoning, title, survey, access, utility, floodplain, stormwater, topography, building-code, and other due diligence.
  • Prepare budgets, take-offs, and cost estimates; solicit and compare bids.
  • Review architectural and civil drawings, surveys, grading and utility plans, specifications, and bids.
  • Coordinate architects, engineers, surveyors, utilities, municipalities, inspectors, contractors, testing agencies, and permitting and approval processes.
  • Coordinate development activities, including scheduling, inspections, testing, punch lists, problem resolution, change orders, and project closeout.
  • Coordinate tenant construction requirements, responsibilities, and schedules.
  • Coordinate, budget, bid, and oversee repairs, renovations, and capital improvement projects.
  • Maintain project schedules, budgets, documentation. What We're Looking For
  • 5+ years of relevant experience in commercial construction, civil/site development, estimating, or project management; commercial construction experience preferred.
  • Working knowledge of development and construction.
  • Ability to read architectural drawings, civil/site plans, grading and utility plans, surveys, specifications, and related construction documents.
  • Strong budgeting, estimating, bid-comparison, organizational, and project-management skills.
  • Resourceful with municipal websites, GIS, and research tools.
  • Ability to effectively coordinate contractors, consultants, municipalities, inspectors, utilities, tenants, and vendors.
  • Strong written and verbal communication skills, sound judgment, professional appearance, and proficiency with Microsoft Excel, Microsoft Project, Office/Adobe, and other tools.
  • Degree or certificate in Construction Management, Civil Engineering Technology, or a related field preferred; practical experience will be considered. Compensation & Benefits

$60,191.98 - $72,489.27 per year
