Washington & Idaho About YBM Roofing & Leak Repair YBM Roofing & Leak Repair is a growing commercial and residential roofing company serving Washington & Idaho. We specialize in commercial TPO, metal, shingle roofing, repairs, maintenance, and reroof projects. We are looking for an experienced, motivated Commercial Sales Manager to help expand our commercial division throughout Washington & Idaho, develop long-term relationships, generate new opportunities, and manage the commercial sales process from lead generation through signed contract. This is not an order-taking position. We are looking for someone who knows how to find opportunities, build relationships, and close work. Responsibilities Develop new commercial roofing opportunities throughout Washington & Idaho Build relationships with property managers, building owners, general contractors, developers, facility managers, and other commercial clients Prospect through phone calls, email, networking, site visits, referrals, and in-person relationship building Identify upcoming reroof, repair, maintenance, and new-construction opportunities Perform site visits and gather information needed for estimates Coordinate with ownership and production to develop accurate scopes and proposals Prepare and present professional commercial roofing proposals Follow up consistently on outstanding bids and opportunities Negotiate and close contracts Maintain relationships with existing customers and generate repeat business Track leads, proposals, follow-ups, awarded projects, and overall sales pipeline Help develop and execute YBM's long-term commercial sales strategy What We're Looking For Commercial roofing or construction sales experience is strongly preferred.

The right person will be:

Self-motivated and comfortable generating their own opportunities Experienced in B2B or commercial construction sales Comfortable communicating with property managers, owners, GCs, and decision-makers Strong at relationship building and follow-up Organized and able to manage multiple bids and opportunities at once Comfortable reading plans, specifications, and scopes of work Familiar with commercial roofing systems such as TPO, metal, and shingles Able and willing to travel throughout Washington & Idaho as needed Professional, dependable, and accountable Focused on long-term customer relationships rather than one-time sales Compensation We are looking to build a compensation package that rewards performance.

Compensation may include:

Base salary or guaranteed compensation Commission on sold commercial projects Performance-based bonuses Additional incentives for new accounts and repeat business Exact compensation will depend on experience, existing industry relationships, and the candidate's ability to generate and close commercial roofing work.
