Job Description

Position Summary This role is responsible for producing accurate, detailed cost estimates for custom home projects and coordinating the permitting and code compliance process across the jurisdictions we build in. You'll work closely with the owner, who will remain involved especially in the first several months. This is a full-time (40 hrs/week) position. Key Responsibilities Estimating & Takeoffs Create feasibility studies based on notes and pictures provided by the owner to qualify leads Perform quantity takeoffs from architectural plans and specifications Complete forms and packets pertaining to our estimating system Prepare scope of work packets in conjunction with our owner Prepare and send off scope of work packets for subcontractors Build and maintain detailed cost estimates using a maintained cost database Compare and evaluate quotes from subcontractors and suppliers Assemble clear, client-ready bid packages Update budgets as project specs, selections, or scope change Perform quarterly updates to the cost database Permit & Code Coordination Prepare and submit permit applications across relevant county/municipal jurisdictions Track permit status and follow up with building departments as needed Develop and maintain code knowledge Understand code requirements that affect design decisions or project cost and provide solution/opinions that direct the scope of work in coordination with plans Flag code-related risks or cost impacts early in the estimating process (value engineering) Collaboration & Reporting Present bids and budgets to the owner for review and final sign-off on major decisions Maintain organized, up-to-date records of estimates, permits, and project cost history Communicate proactively about timeline risks, cost changes, or permitting delays What We're Looking For Estimating Experience Prior experience in one of the following: residential construction estimating/project management/vendor sales/design (custom home building/remodeling experience is a strong plus) Ability to read and understand architectural plans and specifications Familiarity with permitting processes in Virginia jurisdictions is a plus Highly organized, detail-oriented, and comfortable owning deadlines Strong written and verbal communication Must be able to create and maintain strong working relationships with vendors and subcontractors Self-starter who's comfortable asking questions and flagging issues early Compensation Salary is dependent on experience level and will be discussed based on the candidate's background.
