Job Description

Peoplr is seeking a Make Ready Technician for our client, Integrity Rise Management, a residential property management company. This job is ideal for an experienced housekeeper who is detail-oriented, organized, and enjoys working in a team environment. This is a full-time, regular position with a work schedule of 8:00 a.m. to 5:00 p.m. Monday through Friday. The Make Ready Technician will work on-site at various Integrity Rise properties in the Columbus, GA area. Key Responsibilities The Make Ready Technician is a specialized maintenance role focused exclusively on the apartment turn (make-ready) process. This position performs all hands-on work required to convert a vacated unit into a rent-ready home, including trash-outs, painting, apartment upgrades and replacements, flooring installation and repair, and other related turn tasks. Conduct move-out inspections to scope the full extent of work required. Perform trash-outs of vacated units, removing all debris and abandoned belongings. Prepare, patch, prime, and paint walls, ceilings, trim, doors, and cabinetry. Install and repair flooring, including carpet, vinyl plank/tile, laminate, and hard-surface flooring. Perform apartment upgrades and replacements, such as countertops, fixtures, hardware, appliances, blinds, and light fixtures. Complete general repairs such as drywall patching, caulking, door and lock adjustments, cabinet repair, and minor plumbing and electrical fixes. Complete final quality checks, documenting completed work, materials used, and unit condition in the property management/work order system. Sequence work to minimize unit downtime and support the reduction of average days vacant. Communicate timelines and unit status updates throughout the turn process. Follow all safety protocols and use required personal protective equipment while performing trash-out, paint, and flooring work. Maintain adequate inventory of paint, flooring, and hardware supplies, track material usage and communicate reorder needs. Must Haves 1-3 years' experience performing apartment turns/make-readies, including trash-out, painting, and flooring in multi-family properties. Hands-on skill in painting/drywall finishing and flooring installation and repair. Knowledge of Equal Housing Opportunity (EHO) and Fair Housing Act (FHA) laws. Working knowledge of OSHA standards and other environmental safety standards. Working knowledge of basic plumbing, electrical, and carpentry to complete standard repairs. Strong attention to detail, and able to meet deadlines with minimal supervision. Strong organizational and time-management skills, with the ability to prioritize tasks across multiple properties. Good communication skills, both verbal and written Availability to work occasional evenings or weekends during high-turnover periods Valid driver's license and reliable transportation for travel between assigned properties High School Diploma or equivalent. Nice-To-Haves Make-ready /unit turn experience across a multi-property portfolio Trade certifications (e.g., flooring installation, EPA) are preferred but may be required within a defined timeframe after hire. Physical Requirements Ability to move about for long periods of time and to stand, kneel, or crouch while working Ability to stoop, bend, and climb as needed to perform tasks Ability to lift and move up to 100 pounds, including flooring materials, appliances, and debris during trash-outs. Ability to operate all tools and equipment necessary to perform trash-out, painting, and flooring work.
