Subcontractor / Independent Contractor Only Subcontracting Opportunity Northeast Ohio Exteriors is seeking experienced Commercial EIFS subcontractors for commercial projects throughout Northeast Ohio. This is a subcontractor opportunity only. This is not an employee position. We are looking for experienced EIFS subcontractors who can take an assigned scope of work and complete it professionally, efficiently, and in accordance with project plans, specifications, manufacturer requirements, and established project schedules. Proven commercial EIFS experience is mandatory. Required EIFS Experience Subcontractors must have experience with complete commercial EIFS installations, including: Substrate preparation Air/water-resistive barriers Flashing and waterproofing details Insulation board installation Adhesive and mechanical attachment systems Cutting, fitting, rasping, and leveling insulation Base coat application Reinforcing mesh Detail and high-impact mesh Corners and openings Backwrapping and termination details Reveals and architectural details Expansion and control joints Window, door, and penetration details Sealant transitions Finish coat application Consistent texture and appearance EIFS repairs and patching Transitions between EIFS and adjacent exterior systems Subcontractor Responsibilities Perform commercial EIFS work according to the contracted scope. Review and understand applicable plans, specifications, details, and project requirements. Follow EIFS manufacturer installation requirements. Provide experienced manpower necessary to maintain the agreed project schedule. Maintain professional workmanship and acceptable production rates. Properly execute critical waterproofing, flashing, termination, opening, and transition details within the subcontracted scope. Coordinate work with Northeast Ohio Exteriors' project management and other trades as required. Immediately communicate field conditions, scope conflicts, or installation concerns before proceeding with affected work. Maintain a clean and professional work area. Correct workmanship deficiencies attributable to the subcontractor. Comply with applicable commercial jobsite safety requirements.
Mandatory Requirements Subcontractors must:
Have proven commercial EIFS installation experience . Operate as an independent subcontractor/business. Be capable of completing commercial EIFS work without installation training. Have their own experienced EIFS crew or qualified installers as applicable to the contracted scope. Provide their own standard trade tools and equipment as required by the subcontract agreement. Maintain required insurance and provide current certificates of insurance. Provide required business and tax documentation. Meet project-specific safety and general contractor requirements. Maintain reliable communication with project management. Meet agreed production schedules and completion dates. Deliver commercial-quality workmanship. Additional project-specific requirements will be established in the subcontract agreement for each project. Compensation Subcontractors are paid based on an agreed scope and subcontract price. Pricing will be established prior to the start of each project based on the scope of work, quantities, project conditions, schedule, and responsibilities of the subcontractor. This is not an hourly employee position . We are not looking to train individuals in EIFS installation.
