This is a hands-on field position for a plumber who enjoys residential service work, troubleshooting, repairs, and working as part of a professional maintenance team. The position will perform plumbing repairs and maintenance throughout residential properties managed by our affiliated property management company. The ideal candidate is comfortable working independently, communicating professionally with tenants, accurately documenting completed work, and determining when a plumbing issue can be repaired in-house versus when additional authorization, investigation, permitting, or a specialty contractor is needed. Key Responsibilities Residential Plumbing & Repairs Diagnose, repair, and maintain common residential plumbing systems and fixtures. Repair leaking faucets, supply lines, valves, toilets, sinks, drains, and plumbing fixtures. Install and replace faucets, toilets, garbage disposals, showerheads, handles, spouts, and other common plumbing fixtures. Repair and replace P-traps, angle stops, fill valves, flush valves, toilet components, and other common plumbing parts. Perform appropriate drain clearing and tub/shower drain snaking. Troubleshoot running toilets, leaks, clogs, low water flow, and other common residential plumbing issues. Install and replace garbage disposals and related plumbing connections. Perform plumbing repairs associated with residential maintenance and light unit turns. Identify potential water damage, recurring plumbing issues, or conditions requiring further investigation. Recognize when a repair is outside the approved scope and communicate the need for additional authorization or a specialty contractor. Maintenance Team Support Work alongside Tech I and Tech II maintenance technicians and provide plumbing expertise when needed. Assist the Lead Technician and Director of Maintenance with evaluating plumbing-related work orders. Provide guidance to other maintenance technicians when plumbing expertise is required. Help identify appropriate materials, tools, and repair methods. Communicate with the Maintenance Coordinator regarding job status, access issues, additional work, and required parts. Support plumbing-related preventive maintenance and light unit turns. Troubleshooting & Problem Solving Accurately diagnose plumbing problems before beginning repairs. Determine the appropriate repair method and materials. Identify the source of leaks and recognize potential recurring issues. Identify conditions that may require additional investigation, permitting, or a specialty contractor. Recognize the difference between a routine maintenance repair and a larger plumbing issue. Take appropriate steps to protect the property from water damage. Stop work and communicate when conditions are unsafe, outside the approved scope, or beyond the appropriate level of repair. Work Orders & Documentation Review work orders carefully before arriving at the property. Use AppFolio to clock in/out, review work orders, document repairs, and complete assigned work. Provide accurate descriptions of work performed. Take clear before-and-after photographs. Document materials used, labor time, completed repairs, and recommended additional work. Communicate promptly with the Maintenance Coordinator regarding job status, access issues, parts, or additional work. Complete work orders accurately and professionally. Tenant & Customer Service Communicate professionally and respectfully with tenants. Provide appropriate notice before entering occupied units. Maintain a clean and professional work area. Use booties and appropriate floor/surface protection when working inside occupied homes. Protect tenant belongings and property while performing repairs. Explain basic plumbing issues and completed repairs to tenants when appropriate. Represent Marview Maintenance professionally at all properties. Safety & Compliance Follow all company safety procedures, PPE requirements, and applicable Cal/OSHA requirements. Follow applicable California plumbing codes and local requirements. Stop work when an unsafe or inappropriate condition is identified. Report hazards, property damage, and other safety concerns immediately. Maintain clean, organized tools and work areas. Never perform work outside your training, authorization, or legal scope. Qualifications & Experience Journeyman-level residential plumbing experience required. Minimum 4 years of hands-on residential plumbing experience required. 4-5 years of residential service or maintenance plumbing experience preferred. Strong knowledge of common residential plumbing systems, fixtures, and repairs.

Strong troubleshooting and problem-solving skills. Ability to determine when an issue requires additional authorization, investigation, permitting, or a specialty contractor. Experience working in occupied residential properties preferred. Professional communication and customer-service skills. Strong attention to detail and organization. Ability to accurately document labor, materials, repairs, and recommended additional work. Experience using AppFolio or another property-management/work-order system is a plus. Ability to work cooperatively with other maintenance technicians and support less-experienced team members. Performance Metrics Performance will be evaluated based on: Work order completion and response time. Quality and accuracy of completed repairs. First-time repair completion. Proper diagnosis and troubleshooting. Tenant and property management satisfaction. Accurate work-order documentation and photographs. Appropriate use of materials and labor. Compliance with safety and applicable plumbing requirements. Ability to identify and prevent recurring plumbing problems. Communication with the Maintenance Coordinator and maintenance team. Professionalism and reliability. Additional Requirements Because driving to and from various job sites is an essential function of this position, the candidate must possess a valid, active California driver's license and have access to reliable transportation that complies with all applicable state registration and insurance requirements.
