Ability to provide plumbing services consisting of replacing faucets, sinks, toilets, showers, installing new plumbing as needed to relocate or add appliances in apartments as deemed necessary. Able to troubleshoot plumbing problems and resolve them. Can use Propress tool, sweat fittings with torch, Pex or CPVC if necessary, install PVC or ABS properly Familiar with residential and commercial plumbing. Preventative maintenance -service and inspection on all equipment and furnishings. Ensure all work orders are completed in a timely and cost-efficient manner. Responds to maintenance issues and emergency situations and takes appropriate measures. Participates in on-call rotation including weekends and holidays - makes decisions and takes action to protect safety and welfare of residents. Responsible for snow removal duties. Install necessary appliances and equipment as needed. Testing functionality of facility safety systems. Coordinates with skilled tradesmen and/or vendors for the purpose of completing projects. Ensures equipment and work areas are clean, safe and orderly. Performs all general maintenance tasks and other job-related duties as directed by supervisor. Valid CT driver's license High school diploma or GED- vocational specialized training Valid P1 or P2 license At least two years prior experience in job related field Knowledge of electrical, plumbing, heating, carpentry and basic maintenance Must be able to communicate effectively in English verbally and in writing. Physical Requirements (with or without reasonable accommodation): Frequent Climbing stairs and ladders. Frequent lifting up to 50 lbs. Stooping, kneeling, and crouching. Fine finger dexterity and eye hand coordination. While performing the duties of this job, the employee is required to sit, climb or balance, stoop, kneel, crouch or crawl. Specific vision abilities required including close vision, distance vision, color vision, depth perception, and ability to adjust focus.
