Job Description

JOB SUMMARY
RightHouse Realty LLC is an established Central Florida real-estate brokerage and property-management company managing approximately 250 single-family rental homes in Orange, Seminole, Volusia, Lake, Polk, Brevard and Osceola Counties. We are seeking a dynamic, highly organized, and self-sufficient Leasing & Office Operations Manager to manage our property-leasing activities and streamline daily leasing operations for multiple property managers. The position will oversee the leasing process from property marketing through applicant evaluation, lease execution, and resident move-in. It will also coordinate renewals, move-outs, property assessments, and operational reporting. A principal objective of this position is to reduce vacancy time through exceptional property marketing, accurate listings, prompt prospect communication, consistent follow-up, and regular evaluation of listing performance. The ideal candidate will have substantial single-family property-management experience, strong professional judgment, exceptional attention to detail, and the ability to manage multiple priorities with limited supervision.
WORK LOCATION
This is a primarily in-office position with limited remote work days. The employee will work from RightHouse Realty's Central Florida office during most of the workweek with some remote work flexibility when property inspections are outside Orange or Seminole County. Approved business mileage may be reimbursed under company policy.
RESPONSIBILITIES
Manage the leasing process from notice of vacancy through lease execution and resident move-in. Conduct or coordinate pre-marketing, annual, renewal, move-in, and move-out property assessments. Identify property-condition issues affecting marketability and transfer maintenance-related findings to the Maintenance Manager. Create compelling property descriptions and coordinate professional-quality listing photographs. Publish and maintain accurate listings through AppFolio and applicable rental platforms. Monitor inquiries, self-showing activity, prospect feedback, applications, competing properties, and days on market. Complete documented listing-performance reviews after seven and fourteen days. Recommend appropriate pricing, presentation, or marketing changes for underperforming properties. Coordinate showings and communicate promptly and professionally with prospects by telephone, email, and text. Review and analyze rental applications, including income, employment, credit, rental history, background information, occupancy, and supporting documentation. Apply RightHouse Realty's written screening criteria consistently and in accordance with Fair Housing requirements. Identify inconsistencies or qualification concerns and prepare documented applicant recommendations for the Property Manager and property owner. Prepare leases, addenda, renewal documents, and move-in materials using approved company forms. Coordinate deposits, move-in funds, utilities, renter's insurance, keys, access devices, and move-in instructions. Begin renewal reviews approximately 90-120 days before lease expiration and track the process through completion. Coordinate move-out instructions, property possession, assessments, and turnover documentation. Maintain complete and accurate property, prospect, application, lease, inspection, and renewal records in AppFolio and Google Drive. Prepare regular vacancy, leasing, renewal, inspection, and property-condition reports. Assist administratively with onboarding new owners and properties. Serve as a knowledgeable in-office resource for prospects, applicants, residents, owners, and team members. Help train and coach support personnel on approved leasing procedures, documentation requirements, and company systems. Identify workflow inefficiencies and recommend practical process improvements. Independently prioritize responsibilities, manage deadlines, and resolve routine operational matters.
DIVISION OF RESPONSIBILITY
The Leasing & Office Operations Manager is responsible for the accurate and timely execution of the leasing process. The Broker/Property Manager retains final authority over owner and significant resident relationships, disputed applications, policy exceptions, rental pricing, legal matters, security-deposit decisions, contracts, financial commitments, and all company or owner expenditures.
REQUIREMENTS
Active Florida real-estate sales-associate or broker associate license in good standing. At least three years of hands-on experience leasing or managing single-family rental homes. Practical and recent experience using AppFolio for listings, prospects, applications, leases, communications, inspections, reports, and document management. Demonstrated ability to market rental properties across various platforms effectively and consistently to improve underperforming listings. Working knowledge of applicant screening, Fair Housing requirements, Florida landlord-tenant practices/laws, residential leases, renewals, inspections, move-ins, and move-outs. Proficiency with Microsoft Office and Google Drive. Exceptional attention to detail, organization, critical thinking, and follow-through. Excellent written, telephone, and interpersonal communication skills. Ability to manage multiple responsibilities and deadlines with limited supervision. Strong problem-solving skills and an ownership-oriented work style. Ability and willingness to work primarily from the RightHouse Realty office. Reliable transportation, a valid driver's license, appropriate automobile insurance, and the ability to travel throughout Central Florida. Experience limited exclusively to onsite multifamily apartment leasing may not satisfy the experience requirement unless the candidate can demonstrate significant responsibility for single-family leasing operations, vacancy strategy, applicant evaluation, inspections, renewals, and property turns.
Pay:
$55,000.00 - $60,000.00 per year
