IIMMEDIATE NEED
- Title Examiner DeLuca Law Group, PLLC - Fort Lauderdale, Florida Full-Time DeLuca Law Group is a well-established Florida law firm with an immediate need for a highly capable and detail oriented Title Examiner to join our mortgage foreclosure and creditors' rights practice. This position is primarily focused on reviewing title searches and title reports for the preparation of mortgage foreclosure complaints, identifying necessary parties and title issues, and reviewing gap and updated title searches throughout the foreclosure process. The ideal candidate will have prior Florida title examination experience and be comfortable analyzing chains of title, liens, judgments, assignments, probate interests, legal descriptions, and other matters affecting real property. Responsibilities Review title searches, title reports, commitments, and supporting recorded documents. Examine the chain of title and confirm current ownership and vesting. Identify all parties and interests that must be addressed or named in a mortgage foreclosure action. Review deeds, mortgages, assignments of mortgage, satisfactions, releases, judgments, liens, and other recorded instruments. Review legal descriptions and identify discrepancies or potential defects. Identify subordinate mortgages, judgment liens, HOA and condominium liens, tax liens, UCC or fixture filings, and other encumbrances. Identify probate, deceased borrower, trust, corporate, and other ownership issues affecting title. Review assignments and other instruments affecting the mortgage and chain of title. Identify potential title defects, breaks in the chain of title, unreleased interests, and other issues requiring attorney review or curative action. Prepare clear and accurate title information for use in drafting mortgage foreclosure complaints. Review gap searches and updated title searches throughout the foreclosure process. Identify newly recorded interests, transfers, liens, judgments, or other matters appearing after the initial title examination. Communicate title issues and discrepancies promptly to attorneys and foreclosure staff. Maintain accurate title documentation and ensure relevant information is properly entered into the Firm's case-management system. Manage multiple title reviews while meeting client and internal deadlines. Required Skills & Qualifications 2+ years of Florida title examination or title review experience preferred. Experience reviewing title for mortgage foreclosure, creditors' rights, REO, title insurance, or real estate matters strongly preferred. Strong understanding of Florida real property records and recorded instruments. Ability to independently analyze chains of title and identify ownership interests, liens, judgments, and encumbrances. Experience reviewing deeds, mortgages, assignments, satisfactions, releases, legal descriptions, judgments, and liens. Familiarity with Florida county clerk, property appraiser, tax collector, and other public-record systems. Strong analytical and problem-solving skills. Exceptional attention to detail and accuracy. Ability to identify and flag title issues rather than simply report information appearing in a search. Ability to work independently and manage multiple files in a fast-paced, deadline-driven environment. Strong written and verbal communication skills.
