Assigned for authorized company business and travel between jobsites Position Summary The Residential Construction Superintendent serves as the senior on-the-ground construction authority

to 10 residential projects at one time & will travel within the city to city on within the city the use of a company Truck . The Superintendent is responsible for the entire field construction operation from start through final completion of each home . This is not a framing-only position. The Superintendent oversees all construction phases, company field crews, Foremen, subcontractors, vendors, inspections, scheduling, quality control and day-to-day field operations until every assigned home is fully completed and ready for turnover. Chain of Command CEO ↓ Residential Construction Superintendent ↓ Foremen / Trade Leads ↓ Framers / Skilled Field Employees ↓ Helpers / Construction Support Personnel Subcontractors performing work on company jobsites are also coordinated through the Superintendent. Complete Construction Oversight The Superintendent oversees: Site and lot preparation Excavation Underground work Foundation and slab construction Framing Roof trusses Sheathing Roofing Windows and exterior doors Exterior finishes Plumbing Electrical HVAC Insulation Drywall Cabinets Countertops Interior doors and trim Painting Flooring Fixtures Driveways Gutters Final grading Landscaping Inspections Punch lists Final cleaning Final inspection Certificate-of-occupancy coordination Home completion and turnover readiness Direct Accountability to the CEO The Superintendent will provide the CEO with regular field updates covering: Number of active homes Construction stage of each home Homes completed Homes behind schedule Crew performance Subcontractor performance Upcoming inspections Failed inspections and corrective actions Material shortages Construction problems Safety concerns Change-order requests Major upcoming construction milestones Significant schedule delays, safety incidents, construction defects or unexpected expenses must be reported directly to the CEO. Field Authority The Superintendent is authorized to manage daily field operations on behalf of the company.

This includes authority to:

Direct company field personnel Direct Foremen Coordinate subcontractors Establish daily construction priorities Adjust field scheduling Move crews between active homes and projects Stop unsafe work Stop defective work Require deficient work to be corrected Coordinate inspections Verify homes are ready for the next trade Recommend disciplinary action Recommend removal or replacement of underperforming subcontractors Major financial commitments, contracts, significant change orders and deviations from approved construction plans require CEO or other designated executive approval. Company Vehicle The Superintendent will be assigned a company vehicle for authorized business use. The vehicle will be used for: Daily jobsite travel Traveling between company developments Construction inspections Meeting inspectors Checking subcontractors Checking material deliveries Visiting suppliers when authorized Responding to field problems Other authorized company construction business A valid driver's license and driving record acceptable under the company's vehicle/insurance requirements are required. Primary Objective The Superintendent's responsibility is to own the construction operation in the field from start to finish . The CEO should be able to establish the company's construction objectives and receive accurate reporting from the Superintendent without having to personally manage every Foreman, subcontractor, delivery, inspection or house. Responsibilities Coordinate and supervise all construction activities on-site, ensuring projects are completed on time, within scope, and within budget. Manage and oversee subcontractors, vendors, and crew members to ensure high-quality workmanship and adherence to project specifications. Review and interpret detailed blueprints, technical drawings, and construction schedules to facilitate seamless project flow. Implement and enforce strict safety protocols in compliance with OSHA regulations and federal construction safety standards. Utilize construction management software such as ProCore, Bluebeam, Primavera P6, HeavyBid, and other tools to track progress, manage documentation, and update project schedules. Conduct regular site inspections to monitor quality control, safety compliance, and progress against project milestones. Review contracts and change orders with clients and stakeholders to clarify scope changes and maintain transparency throughout the project lifecycle. Lead project meetings to coordinate scheduling efforts, resolve issues promptly, and communicate effectively with clients, architects, engineers, and team members. Oversee construction site logistics including material procurement pipelines and scheduling coordination for smooth operations. Ensure all work complies with local building codes, construction regulations, and industry best practices for high-end residential projects. Experience Proven experience managing luxury residential construction projects with a focus on high-end homes or similar upscale developments. Extensive background in construction site management including supervising teams in a fast-paced environment. Strong proficiency with construction management software such as ProCore, Bluebeam Revu, Primavera P6 (or Primavera), HeavyBid or equivalent tools for project scheduling and cost control. Demonstrated ability to read and interpret complex blueprints and technical drawings accurately. Familiarity with federal safety regulations (OSHA) as well as local building codes relevant to residential construction. Experience supervising subcontractors across multiple trades while maintaining quality standards. Knowledge of budgeting processes related to large-scale residential projects along with contract review skills. Skilled in managing project schedules through construction drawing review and schedule coordination efforts. Effective managerial communication skills capable of leading diverse teams while fostering a collaborative work environment. Hands-on experience with construction safety management practices including OSHA compliance inspections.
