This role oversees the entire estimating process, manages bid strategies, and collaborates closely with project teams, clients, and subcontractors to secure new business and ensure successful project delivery.

Preconstruction Services Director Key Responsibilities Leads the development of comprehensive construction estimates by interpreting blueprints, technical drawings, and specifications to accurately determine material requirements and labor costs Prepares detailed bid proposals aligned with project scope and client expectations using estimating and construction management software Manages multiple projects simultaneously, coordinating with design teams, subcontractors, suppliers, and clients to gather pricing data and negotiate favorable terms Reviews construction drawings thoroughly to identify cost-saving opportunities and mitigate risk early in the preconstruction phase Oversees material cost estimating, price analysis, and cost control measures throughout the bidding process to ensure competitive yet profitable bids Prepares detailed spreadsheets for estimating project budgets, tracking costs, and managing changes during project execution Collaborates with project management teams to develop accurate schedules, resource plans, and contract documents reflecting project scope and budget constraints Leads negotiations with subcontractors and suppliers to secure optimal pricing while maintaining strong professional relationships Monitors industry trends, market conditions, and new estimating technologies to continuously improve estimation accuracy and efficiency Leads, supports and promotes a culture of diversity and inclusion within the company, and understands and proactively implements the company's non-discrimination policy throughout the organization Knowledge, Skills and Abilities Extensive experience managing projects as a construction estimator within the commercial construction industry Knowledgeable in the unique design, security, and compliance requirements associated with courthouse, correctional, and justice facility construction. Proficient in estimating software such as HeavyBid, Bluebeam, Xactimate, and other construction management platforms Strong ability to interpret blueprints, technical drawings, specifications, and contracts accurately Skilled in negotiation strategies to secure competitive pricing from subcontractors and suppliers Proficient in MS Office, with strong Excel skills for detailed cost analysis and budgeting Deep understanding of construction drawing review processes and blueprint reading techniques Knowledgeable in the means and methods of construction management Effective communication skills for client interaction, team collaboration, and presenting estimates clearly Knowledge of construction site operations combined with experience managing contracts and project management practices Able to analyze material requirements from blueprints efficiently while maintaining accuracy under tight deadlines Able to build relationships and collaborate within a team, both internally and externally Education Bachelor's degree in construction management, engineering or a related field required. Equivalent relevant experience will be considered in lieu of a degree. Experience 10+ years of construction estimating experience, including justice and civic projects.
Pay:
$144,000.00 - $160,000.00 per year
