We are a licensed manufactured home retailer with approximately 100 vacant lots to fill. This person will own the entire infill process: evaluating lots, ordering homes directly from manufacturers, coordinating site preparation and delivery, managing installers and utility contractors, and securing final approvals for occupancy. This is a dedicated infill position. You will be accountable for moving every assigned lot through the process, keeping projects on budget, and resolving issues without requiring ownership to coordinate the work. The position is based in the Albany / Capital Region and requires regular travel to our communities. What you will own Lot assessments and planning: Inspect vacant sites, verify dimensions and access, assess existing foundations and utility connections, and determine what each lot needs before a home can be installed.
Manufacturer relationships and ordering:
Work directly with Colony Homes or comparable manufacturers to obtain pricing, select appropriate models and specifications, place orders, and track production and delivery schedules.
Budgets and scheduling:
Prepare a complete budget for each installation, including the home, transportation, site work, foundation, utility connections, permits, and finishing work. Maintain a portfolio-wide installation schedule.
Permits and approvals:
Coordinate with municipalities, engineers, and contractors to obtain required permits, inspections, and occupancy approvals.
Site preparation:
Source and manage local vendors for clearing, grading, foundations or pads, drainage, and other required preparation.
Transportation and installation:
Coordinate home delivery, site access, licensed or otherwise qualified installers as required, setup, anchoring, and installation inspections.
Utilities and completion:
Manage water, sewer or septic, electrical, and gas connections where applicable, along with skirting, steps, decks, and final site restoration.
Quality control and handoff:
Resolve delivery damage, installation deficiencies, warranty issues, and punch-list items. Deliver completed homes to the community team ready for leasing or sale.
Reporting:
Maintain a current tracker showing each lot's status, budget, committed costs, delivery date, outstanding issues, and expected completion date. Who we are looking for Direct experience managing manufactured housing infill or home delivery and installation from start to finish. Experience purchasing homes from manufacturers such as Colony Homes and coordinating production, freight, and installation. Practical knowledge of manufactured home site requirements, foundations, utility connections, and installation sequencing. Experience hiring, negotiating with, and managing local contractors and vendors. Familiarity with municipal permitting and inspection processes in upstate New York. Strong organization and financial discipline, with the ability to manage multiple installations across different communities. An independent operator who follows through, solves problems, and keeps work moving. Based in the Albany / Capital Region, with the ability to travel regularly throughout the portfolio. Success will be measured by completed homes ready for occupancy, installation timelines, total cost per completed lot, and the quality of the finished work. Please submit your résumé and a brief summary of your infill experience, including the number of homes you have installed or managed, manufacturers you have worked with, and the parts of the process you personally oversaw.
