Primary Purpose of Organizational Unit Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 300 campus buildings with more than 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, Life Safety Services, and the Office of Waste Reduction and Recycling. The HVAC and Energy Management Controls systems shops are responsible for the maintenance of HVAC and building automation control systems. The shops' mission is to ensure that buildings are maintaining indoor air quality (IAQ) requirements, that building conditions are adequate for the program needs of the occupants, equipment, and research being conducted therein; and to ensure that space conditions are kept within the state and university energy policy guidelines, unless exemptions have been granted based on special needs in accordance with the policy guidelines. has multiple generations and brands of controls, each generation requiring different software tools, interfaces, operating systems, architecture, protocols, components, migration planning, and specialized training. This position focuses on the design, specification, installation, maintenance, and operation of assigned brands/generations of Direct Digital Control (DDC) systems, which involves developing and debugging building level system architectures including interfaces between varying protocols and manufacturers. This position performs highly complex and specialized work on DDC control systems for critical applications such as operating rooms, biosafety labs, art museums, repositories, and data centers where environmental control is mission critical in addition to meeting indoor air quality, occupant comfort, and energy-efficiency requirements. This position also supports maintenance and service contracts for laboratory containment equipment, including chemical fume hoods and biological safety cabinets. Responsibilities include conducting scheduled quality-control inspection of work performed by equipment contractors to ensure compliance with contract specifications; coordinating and attending site visits with contractors; making note of deficiencies identified during inspections; initiating appropriate documentation toward resolving those deficiencies; and utilizing the work management system to enter and direct service orders to initiate repairs and corrective actions of documented deficiencies. Other responsibilities include providing technical guidance, coaching, and mentoring other technicians to ensure they have the programming tools and other resources they need, making recommendations to management that are strategically focused on refining controls strategy moving forward, and participating in technical meetings. Must possess a valid NC Driver's License or have the ability to obtain one prior to start date. Universal Refrigerant Certification or Type 1 and II Refrigerant Certification required within 90 days of hire. Minimum Education and Experience Requirements Associate's degree in electronics; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions. Management Preferences Ability to understand the theory and have strong working abilities and knowledge of DDC systems, HVAC operations, IT networking, biological and chemical laboratory containment systems, and safe working practices in these environments. Progressively responsible experience in the installation, operation, and maintenance of complex DDC systems and laboratory containment systems. Knowledge of laboratory ventilation equipment, including biological safety cabinets, sash sensors, air valves, face velocity monitors and chemical fume hoods; experience with fume hood control systems such as AccuValve, Phoenix Controls, Tek-Air, and Siemens. Knowledge of and experience supporting contractors across multiple manufacturers in the maintenance, operation and safety of laboratory containment systems. Candidates with prior proven success in Building Automation Systems (BAS) design, estimating, and project management, particularly under State government and university statutes, procedures, and guidelines are preferred. Required Licenses/Certifications Must possess a valid NC Driver's License or have the ability to obtain one prior to start date. Universal Refrigerant Certification or Type 1 and II Refrigerant Certification required within 90 days of hire. Special Physical/Mental Requirements Ability to climb ladders, work from scaffolds, work in confined spaces, work above ceilings and crawl under buildings and structures; ability to move objects weighing up to 50 lbs., wear a respirator, safety shoes, and other personal protective equipment (PPE) as determined by the task being performed, and work in areas containing bio-hazardous material, animals used for research, or chemicals. Ability to respond to visual and audible alarms and alerts. Ability to report to work in support of essential (mandatory) University operations even when adverse weather or other emergency events, including a public health emergency, may require the University to close. Ability to provide after-hours and holiday call-back support for HVAC related outages and issues. May require working in active BSL3 labs, which requires a baseline blood draw, a physical, vaccines (currently flu and tetanus), and annual medical certification, respirator fit testing, and specific training. Entry into such labs requires escort from the department of Environment, Health, and Safety, respirator use, safety attire, and possibly shower in/out.
