Castlerock Homes is a generational home builder crafting custom and spec homes throughout Eastern Idaho. We are adding a key member to our leadership support team — a sharp, self-directed Operations Manager who will maintain day to day, procurement, and material flow across our builds. This is a high-trust role for someone who takes pride in accurate takeoffs, strong vendor relationships, disciplined purchasing, and projects that never wait on materials. The Role The Operations Manager owns procurement from pre-construction through project completion. You will perform takeoffs, source and order materials, manage purchase orders, coordinate deliveries, and work directly with ownership and the management team to keep every project supplied, on schedule, and within its purchasing budget. Your judgment will directly shape our margins, schedules, and relationships with vendors and trade partners. What You'll Own Procurement Operations Perform accurate material takeoffs for custom and spec homes and align orders with each build schedule. Source materials, request and compare supplier quotes, and negotiate favorable pricing, terms, and lead times. Create, issue, track, and close purchase orders for project materials and supplier services. Coordinate and expedite deliveries so job sites receive the right materials in the right quantities at the right time. Read and interpret residential construction plans, specifications, and selections. Maintain strong supplier relationships and resolve shortages, damaged materials, substitutions, returns, and delivery issues. Monitor procurement costs against project budgets and identify cost-saving and value-engineering opportunities. Keep ownership and the management team informed of purchasing status, lead-time risks, pricing changes, and material constraints. Who We're Looking For Procurement, purchasing, or materials-management experience; residential construction or homebuilding experience is strongly preferred. Demonstrated ability to perform material takeoffs and read residential construction plans. Strong negotiation, vendor-management, organization, and problem-solving skills. Someone who builds reliable systems, manages competing deadlines, and works independently without day-to-day supervision. Strong Excel skills and comfort learning purchasing, scheduling, and construction-management software. A clear communicator who represents the company well with suppliers, subcontractors, field teams, and clients.
