Condominium/Homeowners Association Management Position Summary A premier condominium community in Hallandale Beach is seeking an experienced and detail-oriented Financial Controller to oversee the day-to-day accounting operations of the association. The ideal candidate will have strong experience in budgeting, financial reporting, audits, reserve funding, and special assessment administration within a condominium, HOA, property management, or real estate environment. This position plays a critical role in maintaining the financial health of the association while providing support to management, board members, auditors, and residents. Key ResponsibilitiesFinancial Operations
  • Manage all day-to-day accounting functions for the condominium association.
  • Oversee the maintenance of the general ledger, accounts payable, accounts receivable, and cash management activities.
  • Prepare monthly financial statements and variance analyses for management and Board review.
  • Reconcile bank accounts, investment accounts, and balance sheet accounts.
  • Monitor operating and reserve fund expenditures. Budgeting & Forecasting
  • Lead the annual budget preparation process.
  • Analyze historical and current financial data to support forecasting and long-term planning.
  • Prepare budget presentations and supporting documentation for Board meetings.
  • Monitor budget performance and recommend corrective actions as needed. Special Assessments & Capital Projects
  • Administer special assessment billing, collections, and reporting.
  • Track expenditures related to major capital improvement projects.
  • Coordinate funding schedules and financial reporting related to reserve projects and assessments.
  • Provide financial analysis to support Board decisions regarding assessments and reserves. Audit & Compliance
  • Serve as primary liaison with external auditors.
  • Prepare audit schedules, supporting documentation, and reconciliations.
  • Ensure compliance with applicable accounting standards and association governing documents.
  • Assist with annual tax reporting and regulatory filings. Board & Management Support
  • Attend Board and Finance Committee meetings as required.
  • Prepare financial packages and management reports.
  • Respond to financial inquiries from management and Board members.
  • Recommend process improvements and internal controls to enhance operational efficiency. Qualifications
  • Bachelor's degree in Accounting, Finance, or related field.
  • CPA preferred but not required.
  • Minimum 5 years of progressive accounting experience.
  • Experience with condominium, HOA, property management, or real estate accounting strongly preferred.
  • Strong understanding of budgets, audits, reserve funds, and special assessments.
  • Advanced proficiency in Microsoft Excel.
  • Experience with property management/accounting software preferred.
  • Excellent analytical, organizational, and communication skills.
  • Ability to work independently and manage multiple priorities in a fast-paced environment. Compensation & Benefits
