We install and service overhead doors, rolling steel doors, and dock equipment for general contractors, builders, and facility owners across Southwest Missouri. We're growing and we need someone to own our commercial install projects from start to finish. The Role You'll run 15-25 active commercial overhead door projects at a time. You're the main contact between our office, our install crews, and the GC or owner on each job. You make sure the right doors get ordered, the submittals get approved, the site is ready, and the install goes the way it's supposed to. When something goes sideways on a job, you're the one who gets it back on track. What You'll Do Manage 15-25 commercial projects at once, from contract award through closeout Prepare, submit, and track submittals (product data, shop drawings, hardware schedules) and handle revisions until they're approved Review plans and specs to confirm door sizes, operators, hardware, and electrical requirements before ordering Order material and track lead times with manufacturers so product is on site when it's needed Schedule install crews and coordinate with GCs, superintendents, and other trades on site readiness and job sequencing Visit job sites to check conditions, confirm openings and field measurements, and see how installs are going Handle RFIs, change orders, and schedule changes, and keep everyone up to date Track job budgets, labor hours, and billing milestones Handle punch lists, final walkthroughs, closeout documents, and warranty paperwork Keep project records in order and give regular status updates to management What We're Looking For 3+ years of project management or coordination experience in commercial construction (doors, openings, or a specialty trade is a big plus) Experience with submittals, shop drawings, RFIs, and change orders Able to read and understand construction drawings and specs Very organized and can juggle a lot of jobs without things slipping Clear communicator who's comfortable dealing with GCs, supers, vendors, and crews Comfortable with email, spreadsheets, and project management software (Procore experience is a plus) Valid driver's license and a clean driving record Willing to travel to job sites around Southwest Missouri Nice to Have Knowledge of overhead doors, rolling steel doors, fire doors, or dock equipment Experience with manufacturers such as Clopay / Overhead Door / Wayne Dalton / Cornell, etc. Estimating experience What We Offer Competitive salary based on experience [Health insurance / PTO / paid holidays / 401(k) / company vehicle or mileage / phone] A stable local company where your work gets noticed Room to grow as we keep expanding our commercial division
