Commercial Real Estate Property Manager Full-Time | Santa Ana, CA About Gildred Companies Founded in 1927, Gildred Companies is a privately held, diversified company with a long history of investing in and managing commercial real estate throughout Southern California. We are looking for an experienced, proactive Commercial Property Manager to join our team. This is a hands-on role for someone who enjoys taking ownership of their properties, building strong tenant relationships, solving problems, and working collaboratively with a close-knit team. The Property Manager will oversee the day-to-day operations and financial performance of assigned commercial properties while helping ensure they are well maintained, efficiently operated, and positioned for long-term success. What You'll Do Manage Property Operations Oversee day-to-day operations of assigned commercial properties, including tenant relations, maintenance, vendor management, rent collection, and lease administration. Conduct regular property inspections to assess condition and proactively identify maintenance, safety, and operational needs and ensure compliance with safety and regulatory standards. Coordinate and oversee maintenance, repairs, capital improvements, and renovations with internal team members, vendors, and contractors. Manage preventive maintenance programs and property operating schedules. Review and interpret leases to ensure landlord and tenant obligations are properly administered. Build Strong Tenant Relationships Serve as the primary point of contact for tenants and respond promptly and professionally to questions, concerns, and service needs. Develop positive tenant relationships through proactive communication, responsiveness, and effective problem-solving. Address lease compliance, maintenance, and other occupancy-related matters as needed. Manage Property Financials Prepare and manage annual property budgets and monitor property income and expenses. Monitor rent collections and delinquent accounts and coordinate appropriate follow-up. Review operating expenses and identify opportunities to improve efficiency and control costs. Review vendor proposals, contracts, and invoices and negotiate competitive terms with service providers. Assist with operating expenses and CAM reconciliations and related tenant billings, as applicable. Support Compliance & Risk Management Maintain accurate property records, leases, contracts, inspection reports, and other documentation. Monitor tenant and vendor compliance with insurance and other property requirements. Stay current on applicable laws, regulations, and commercial property management best practices. Coordinate with company leadership and legal counsel, as needed, regarding lease defaults, disputes, and other property matters. Collaborate Across the Company Work closely with accounting, leasing, asset management, marketing, maintenance, and company leadership to support property and portfolio objectives. Coordinate internal and external maintenance personnel and service providers. Identify opportunities to improve processes and property operations across the portfolio. What We're Looking For Required Proven commercial property management experience. Valid California real estate license, broker license is a plus. Strong knowledge of commercial property operations, lease administration, budgeting, and tenant relations. Excellent written and verbal communication skills, and experience across the Microsoft Office suite of services. Strong organizational skills and the ability to manage multiple priorities and deadlines. Sound judgment and a proactive, solutions-oriented approach. Ability to work independently while being a collaborative member of the team. Ability to travel to assigned properties as needed. Preferred Experience managing industrial, flex, or business park properties. Bachelor's degree in business, real estate, finance, or a related field. California broker's license. Experience with AppFolio or comparable property management software.
