The candidate must have at a minimum of 3 years of property manager experience overseeing a market rate community and must possess very strong collections, delinquency and leasing experience. Pay commensurate with experience.

RESPONSIBILITIES

(including, but not limited to)

Financial:

Assist in developing, planning and implementing budget Handle record keeping and reporting responsibilities on a daily, weekly and monthly basis

• Maintain accurate records of income and expenses Process invoices and payroll Ensure timely rent collections Handle late notice and evictions as required on delinquent rents

Operational:

Oversee customer service and resident relations Oversee maintenance work orders, apartment move-ins, move-outs, and turnovers Oversee vendor / contractor relations Staff Management Hire, train, motivate, coach, develop supervise, discipline and terminate staff Marketing/Sales/Leasing/Customer Service Oversee and maintain all new lease and lease renewal practices to include selection and approval of new residents Prepare and implement marketing plans, supervise completion of marketing survey, analyze rental trends, and track advertising effectiveness Oversea marketing outreach to include interacting with community organizations Evaluate and set the standard for curb appeal and general appearance of the community

QUALIFICATIONS

Minimum of 3 years of management experience directly overseeing residential apartment communities, which must include responsibility for operational results, sales and marketing and staff supervision. Very strong collections / delinquency / leasing experience Ability to quickly develop rapport with residents and staff Strong analytical ability and problem solving skills Excellent organizational with ability to prioritize multiple tasks Strong written and verbal communication skills Competitive Salary and bonus structure
