A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

The Solomon Organization currently has an opening for a Leasing Manager at Fifteen98 in Naperville, IL. The candidate must have at a minimum of 2 years Leasing Manager experience for a residential apartment community of at least 500+ units.
POSITION DETAILS
To be responsible under the supervision of the Property Manager for all phases of leasing for a 500+ unit market rate, apartment community in Naperville, IL. Core Competencies include, but are not limited to, the general administration of the Leasing Office; to direct and motivate all sales personnel and drive revenues, physical occupancy, and customer service initiatives. Responsible for all aspects of apartments leasing including showing apartments, taking applications and deposits, qualifying prospects, making credit checks, verifying employment and landlord references and preparing leases. Report weekly on traffic numbers, sources, rentals and individual salesperson performance. Monitor and evaluate the effectiveness of all advertising and marketing materials, including all internet marketing and online reviews Perform corporate contacts- through cold calls, letters, social and business affiliations. Perform monthly market surveys of area competition. Work with Make Ready Manager and Capital team to ensure a fresh pipeline of inventory is always ready and in saleable condition. Train and be responsible for work performed by all staff members under his/her direction. Hire and terminate employees in accordance with the company's policy (Where applicable). Assemble resident files and ensure accuracy for move-ins to be processed by Administrative Team. Inspect on a regular basis common hallways, laundry rooms and grounds to ensure cleanliness and good repair. Inspect vacant apartments regularly to ensure quality and curb appeal. Assist the Property Manager in preparation of the operating budget, specifically as it pertains to revenue goals. Implement and control the budget. Report on budget variances. Maintain and promote resident relations. Other duties as requested by the Property Manager and/or Senior Management.
ESSENTIAL FUNCTIONS
Demonstrate an ability to support and contribute to community team. Perform the core job responsibilities listed in this job description. Demonstrate strong oral and written communication skills. Must possess a positive attitude and the ability to smile under all circumstances. Participate in training in order to comply with new or existing laws. Ability to work a flexible schedule, including evenings and weekends. A minimum of five (5) years' experience in previous relevant field, at least two years in a management role. Neat, clean, professional at all times throughout the workday and/or whenever present at the community. Comply with expectations as demonstrated in the employee handbook. Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem. Ensures that unsafe conditions are corrected in a timely manner.
