Multi-Property Manager - Self Storage Forest City, NC Kings Mountain, NC Chester, SC Family Heirloom Storage is looking for a highly organized, motivated, and hands-on Multi-Property Manager to take responsibility for a portfolio of six self-storage facilities:
1 Forest City, North Carolina location
2 Kings Mountain, North Carolina locations
3 Chester, South Carolina locations This is a unique opportunity for someone who enjoys operating multiple properties and wants direct responsibility for their success.
This is not simply an office manager position, and it is not a traditional regional-manager position focused primarily on supervising employees. You will personally manage the properties. That means knowing how they are performing, knowing what they look like, knowing what problems need to be solved, and taking responsibility for getting things done. One property will generally serve as your primary or home property, while regular travel between all assigned facilities will be an important part of the position. Take Ownership of Property Performance You will be directly responsible for monitoring and improving:
Occupancy
Move-ins and move-outs
Delinquency
Collections
Rental rates
Property revenue
Ancillary revenue
Leads
Lead-to-rental conversion
Online customer reviews
Operating expenses
Property budgets
Auction inventory You should know the numbers for your properties and understand what is driving their performance.
More importantly, we expect you to act on that information. Deliver an Excellent Customer Experience Our phone team handles much of the routine customer communication, but some situations require a manager physically at the property.
You will:
Meet customers when in-person assistance is needed
Investigate complaints
Resolve access problems
Address unit concerns
Help resolve disputes
Provide professional and respectful customer service
Document important situations
Escalate serious or legal concerns when necessary We want every interaction with our company to reinforce the Family Heirloom Storage brand.
Make Our Properties Shine A major part of this job is making sure our facilities look like places where customers feel comfortable storing the things that matter to them. You will routinely visit and inspect all assigned locations.
Responsibilities include:
Maintaining property cleanliness
Conducting vacant-unit inspections
Cleaning vacant units when necessary
Preparing units for the next move-in
Removing small amounts of abandoned debris when practical
Coordinating vendors for larger cleanouts
Arranging trash pickup and disposal
Monitoring landscaping
Checking signage
Checking lighting
Monitoring gates and access systems
Checking security cameras
Monitoring doors and locks
Maintaining office condition
Identifying maintenance issues
Following up to make sure repairs are completed
Maintaining strong overall curb appeal You do not have to personally perform every maintenance task. You do need to make sure it gets done. Conduct Property & Unit Audits Regular audits and property walks will include:
Unit inventory
Vacant-unit verification
Lock checks
Gate and access testing
Camera and security checks
Lighting
Signage
Landscaping
Property cleanliness
Office condition
Tenant belongings outside units
Unauthorized vehicles
Trash and debris
General property appearance When something does not match our records or our standards, you will be responsible for helping determine why and getting it corrected.
Collections, Liens & Auctions Although our phone team assists with routine collections, the Multi-Property Manager plays an important role in delinquency and auction activities.
You will:
Contact delinquent tenants when additional manager involvement is needed
Assist with collections
Monitor lien and auction progress
Verify required property-level steps are completed
Cut locks
Photograph and video auction units
Inventory contents when required
Meet auction buyers
Make sure purchased units are emptied and cleaned within required timeframes
Report problems or discrepancies immediately Attention to detail and proper documentation are extremely important. Grow the Business Locally We want our managers involved in the communities where we operate. You will actively promote Family Heirloom Storage by:
Visiting local businesses
Connecting with Realtors
Developing apartment-community relationships
Building relationships with moving companies
Connecting with contractors and other referral sources
Participating in local organizations
Distributing approved marketing materials
Attending community events
Organizing property events
Helping generate local social media content
Looking for creative ways to generate leads and rentals If there is an opportunity in the community to put Family Heirloom Storage in front of potential customers, we want you looking for it.
Maintenance & Vendor Coordination You will be responsible for making sure maintenance concerns are identified and followed through to completion.
Responsibilities include:
Identifying maintenance needs
Coordinating with company maintenance personnel
Coordinating approved outside vendors
Meeting vendors at properties when needed
Monitoring work in progress
Following up on incomplete work
Confirming repairs are completed correctly
Reporting larger safety or capital concerns to management Communicate With Management You will provide regular updates regarding:
Occupancy
Move-ins and move-outs
Collections
Delinquency
Auctions
Revenue
Lead activity
Rental conversions
Customer issues
Online reviews
Maintenance
Property condition
Marketing activity
Expenses
Items requiring management attention or approval Significant problems should be communicated when they happen rather than waiting for a weekly report. Who We Are Looking For This role is ideal for someone who is:

However, candidates with strong multi-site operating experience in retail, hospitality, facilities, sales, customer service, or similar industries are encouraged to apply. Territory & Travel This position will manage: Forest City, NC — 1 facility Kings Mountain, NC — 2 facilities Chester, SC — 3 facilities Regular travel between all six facilities is required. A valid driver's license and reliable transportation are required. A company card will be provided for approved fuel and business-related travel expenses between assigned properties.
Compensation Starting Salary:
$40,000 per year Family Heirloom Storage is a growing company, and this position offers opportunities for increased compensation and future performance-based bonus opportunities based on individual and property performance.
