The ideal candidate will possess a strong background in property management, customer service, HUD Regulations, and legal compliance, with a focus on maintaining high occupancy rates and tenant satisfaction. This role requires excellent communication skills, conflict management abilities, and a thorough understanding of landlord-tenant law and Fair Housing regulations. The Property Manager is responsible, under the supervision of the Regional Manager or President, for all phases of the operation of a property, including, but not limited to, the general administration and condition of the property; to direct and control all personnel and resources, compliance with all local, state, federal laws and government housing programs (if applicable), and to keep the property in good repair with a stabilized financial operation. Responsibilities Manage all aspects of property operations, including leasing, maintenance, and tenant relations. Ensure compliance with Fair Housing regulations and landlord-tenant laws. Utilize property management software such as AppFolio for data entry, filing, and customer relationship management. Conduct regular property inspections to assess maintenance needs and ensure compliance with safety standards. Handle tenant inquiries and complaints promptly while employing conflict management techniques to resolve issues effectively. Negotiate lease agreements and contracts while upselling available services to prospective tenants. Maintain accurate records of tenant interactions, maintenance requests, and financial transactions. Collaborate with facilities management to address property maintenance concerns efficiently. Provide exceptional customer service to enhance tenant satisfaction and retention. Train and be responsible for work performed by all staff members under his/her direction. Perform written evaluations of employees and make recommendations for salary increases and/or advancement. Adhere to all company personnel directives as per the manual of operations and procedures. Market apartments. Prepare, process, and sign all leases and related forms. Collect rents and handle delinquent accounts. Adhere to all appropriate company accounting directives as outlined in the operations manual. Make bank deposits daily. Purchase necessary office supplies in accordance with company policy. Assigns maintenance person to outside contractors working on the property. Handle all details of move-ins and move-outs, giving special attention to apartment inspection check-ins and checkouts. Ensure that residents are provided with a clean, safe, well-maintained community in compliance with all applicable local, state, and federal laws. Work within the established budget and notify the Regional Manager and/or President of any possible variations. Work with residents and resident organizations. Report accidents and emergency situations to the home office immediately and prepare proper reports. Ensure that all maintenance requests are handled on an immediate one-call basis, if possible and that residents are notified if parts must be ordered, causing a delay. Assist with the annual site inspection. Supervise maintenance person. Complete monthly management report detailing bank deposits, vacancies, delinquencies, tenant charges, unit availability, etc., as outlined on report. Complete required reporting for any participating government housing programs in accordance with program requirements. Requirements Proven experience in property management or real estate administration. Familiarity with Section 8 housing programs. Strong understanding of landlord-tenant law and Fair Housing regulations. Excellent negotiation skills with the ability to upsell services effectively. Proficient in using property management software (AppFoilio) and OneSite (Computerized Maintenance Management System). Strong administrative skills including data entry, filing, and office experience. Exceptional phone etiquette and customer service skills. Ability to manage multiple tasks efficiently while maintaining attention to detail. Conflict resolution skills with a focus on maintaining positive tenant relationships. Real Estate Salesperson License, Accredited Resident Manager or similar designation, college education and/or three years' experience as an assistant property manager with a high school diploma. Knowledge of financial matters. Pleasing personality and ability to work with and understand the problems and attitudes of residents. Ability to effectively communicate with all levels of site and corporate staff. Ability to solve resident, personnel, and financial problems. Neat, clean, and appropriate appearance. Neat and legible handwriting and ability to keep accurate records.
