Gator Development Corporation is seeking an experienced Commercial Property Manager with a strong construction and physical property management background to oversee retail shopping centers throughout Southern New Jersey and Pennsylvania.

This is a field-based commercial retail property management position with significant responsibility for construction, capital improvements, property maintenance, and contractor oversight. Candidates must have at least 10 years of direct experience in commercial retail property management, shopping center management, or commercial construction management. Residential property management experience alone does not meet the qualifications for this position. Candidates whose experience is primarily residential leasing, rent collection, resident administration, affordable housing compliance, accounting, or administrative property management will not be considered unless they also have substantial commercial construction management experience.

Role:
You will work directly with the Regional Property team and take hands-on responsibility for the physical condition, maintenance, construction projects, vendor performance, and day-to-day operations of a portfolio of retail shopping centers. This is not a desk-based administrative property management position. The Property Manager is expected to regularly visit properties, identify physical and maintenance issues, coordinate solutions, oversee contractors, and ensure projects are completed properly, timely, and within budget.
What You'll Do:
Conduct regular on-site inspections of retail shopping centers and prepare detailed property reports. Oversee construction, renovation, repair, and capital improvement projects from planning through completion. Manage property maintenance involving roofing, paving, landscaping, HVAC/building systems, exterior conditions, preventative maintenance, and vacant-space preparation. Identify property deficiencies and determine appropriate corrective action. Obtain, review, qualify, negotiate, and submit contractor and vendor proposals. Understand project scopes and evaluate construction costs, bids, timelines, and quality of work. Supervise contractors, vendors, and maintenance personnel in the field. Monitor vendor performance and enforce service agreements. Coordinate the preparation and maintenance of vacant retail spaces for leasing. Interpret and implement landlord and retailer responsibilities under commercial leases in coordination with Lease Administration. Maintain strong working relationships with retailers and respond to property-related concerns. Develop and coordinate preventative maintenance programs. Participate in capital planning, property budgeting, and expense management. Review and process vendor invoices and retailer bill-backs. Work with local municipalities and agencies to resolve property violations and maintain properties in good standing. Travel throughout the assigned portfolio multiple times per week.
Our Ideal Candidate:
10+ years of commercial retail property management or commercial construction management experience. Direct experience managing shopping centers, retail centers, mixed-use commercial properties, or commercial construction projects. Demonstrated responsibility for construction and capital improvement projects, not simply coordinating routine maintenance requests. Working knowledge of construction processes, terminology, scopes of work, project costs, and contractor management. Experience overseeing projects involving areas such as roofing, paving, HVAC/building systems, exterior improvements, tenant/vacant-space work, and major repairs. Experience soliciting and evaluating vendor proposals and supervising contractors. Ability to independently inspect properties, identify problems, determine appropriate action, and follow projects through completion. Strong budgeting, organizational, communication, and problem-solving skills. Ability to manage multiple properties and projects with minimal supervision. Willingness and ability to travel to assigned properties multiple times per week. Experience with Skyline, Yardi, Avid, and/or MIR is preferred. A bachelor's degree from an accredited college or university is preferred.
Pay:
$80,000.00 - $90,000.00 per year
