Senior Leasing Clerk

Job Description

Senior Leasing Clerk Position demands the ability to work with people in a friendly, courteous and professional manner. Person is responsible for interviewing tenants, verifying income, calculating rents, and maintaining records. Person must type and have basic clerical and computer skills. Person must be able to comprehend a system of rules and regulations and have the ability to clearly apply and explain the same. The person must be able to make decisions within the framework of procedures and regulations. In addition, the position requires reviewing procedural plans and conducting internal reviews of Public Housing and Section 8 procedures. Identifies strengths and weaknesses and makes recommendations to the Executive Director on corrective actions or improvements. This position is responsible for ensuring that all tenant files are reviewed for accuracy and incompliance with appropriate regulations. Quality control of tenant files to ensure they are prepared for auditing internally or by authorized outside reviews. Coordinates the submission and retrieval of data from the HUD and State of Connecticut computer systems. Assists in the preparation of annual budgets. Supervised by the
Executive Director and Office Manager/Leasing Agent TASKS:
A. Do daily work for one or more Projects as assigned by the Office Manager/Leasing Agent. Includes keeping a daily account of transactions such as cash receipts, security deposits, rent, set up at the end of the month, trial balances each month. B. Do leases, recertifications and continued occupancy work with appropriate verification of income, etc. and enter information into the computer system. C. Do legal work as needed, including small claims court related work for various projects. D. Write work orders E. Wait on counter, answer telephones, take rents, discuss programs as appropriate, etc. F. Prepare cash receipts for bank deposit and perform related computer operations. G. Check daily work on various Projects. H. Bill vacant and overdue accounts, manage security deposits, and prepare write-offs of vacant tenants accounts receivable. Prepare Tenants Accounts Receivable (TAR) Report, if applicable. Send rent payment warding letters if applicable. I. Take applications for housing and perform related computer operations. J. Complete verification, reference forms and other tenant related paperwork K. Charge water bills against tenant accounts, if applicable. L. Execute Lease and explain lease provisions to new tenants. M. Complete any / all reports required by HUD and/or State of Connecticut, if applicable. N. Assist other office staff if needed. O. Do other work as directed by the Assistant Director and Executive Director.
