This is a full-time, in-house position — not a brokerage, agency, or third-party role. You will be the sole specialist responsible for identifying, acquiring, and preparing business property for the company's own use across Northern California, with primary focus on the Greater Sacramento area and surrounding secondary markets (including Oakland, Fairfield/Solano County, Stockton, and Yuba City/Sutter County). Position Overview You will manage the complete lifecycle of commercial property transactions on behalf of the company: sourcing opportunities, conducting on-site due diligence, securing necessary permits and zoning approvals, and handling all associated documentation through closing and entitlement. This is a hands-on role combining field work and desk analysis. You will report directly to ownership and operate with a high degree of independence. Key Responsibilities Source and evaluate business properties — office, retail, industrial, and commercial land — both on- and off-market across the target region.
Conduct regular site visits:
drive to properties, perform physical inspections, take measurements, photograph conditions, and verify zoning and permit status on location.
Lead full due diligence:
zoning verification, permit status, certificates of occupancy, title review, environmental assessments, and compliance checks. Navigate local planning codes — including Sacramento Title 17, Yuba City Zoning Ordinance (Title 8, Chapter 5), and relevant codes in Oakland, Fairfield, and Stockton — to obtain conditional use permits, variances, design review, and other entitlements. Coordinate with city planning and building departments, outside counsel, surveyors, and consultants to advance projects through the entitlement process.
Manage all paperwork end-to-end:
purchase agreements, leases, permits, disclosures, and contracts — reading every clause carefully and flagging risks before they become problems. Negotiate terms, structure deals, and coordinate with lenders, escrow, and legal counsel through closing. Maintain organized records and provide regular status updates to ownership. Qualifications Active California real estate salesperson or broker license. Demonstrated experience with commercial or business-property transactions; residential-only experience does not qualify. Working knowledge of Northern California or Central Valley zoning and permitting processes; willingness and ability to study new local codes (e.g., Yuba City, Stockton) as markets arise. Reliable personal vehicle and valid California driver's license; mileage reimbursement provided. Strong analytical and documentation skills; comfort reading dense legal and regulatory documents in full. Ability to work independently as the primary point person for this function. Preferred Familiarity with Sacramento Title 17, Yuba City commercial districts (C-1, C-2, C-3, C-M), or East Bay/Solano County zoning. Experience obtaining conditional use permits, variances, or design review approvals. CCIM, SIOR, or equivalent commercial designation. Compensation & Benefits Competitive hourly or salaried compensation commensurate with experience. Mileage reimbursement. Benefits package available. This is a growth role within an expanding company. Equal Opportunity Employer.
