Position Summary The Facilities Maintenance Technician oversees day-to-day maintenance, repairs, and building operations across multiple commercial and multifamily properties in Metro Detroit. This position combines hands-on technical expertise with leadership and coordination of maintenance staff, contractors, and vendors. The ideal candidate is skilled in multiple trades, experienced in property maintenance, and able to manage construction-related projects and seasonal operations such as snow removal. Essential Responsibilities General Maintenance & Operations Manage daily maintenance tasks and ensure timely completion of work orders and unit turns. Conduct property inspections, identify issues, and maintain accurate documentation. Pre-diagnose, troubleshoot, and repair a wide range of systems — HVAC, electrical, plumbing, appliances, and carpentry. Maintain supplies, tools, and equipment in a safe and cost-effective manner. Coordinate with property management and ownership to ensure properties meet operational, safety, and aesthetic standards. Vendor, Project & Financial Oversight Schedule and oversee vendors and contractors performing specialized repairs or construction work. Obtain bids, review invoices, and monitor project budgets and financials. Support renovation and capital improvement projects from planning to completion. Ensure vendors comply with insurance, safety, and contract requirements. Tenant & Customer Service Provide professional, timely responses to tenant and resident maintenance requests. Communicate effectively with residents, vendors, and management regarding progress and expectations. Promote a positive service culture focused on responsiveness and reliability. Winter Operations Operate snow plows, salting trucks, and other equipment to clear and de-ice parking lots, driveways, and walkways. Monitor weather conditions and respond promptly to snow and ice events. Conduct pre- and post-trip inspections of vehicles and equipment; report maintenance needs. Maintain logs of work completed, materials used, and hours worked. Safety, Compliance & Preventive Maintenance Ensure adherence to OSHA, ADA, and safety standards across all properties. Develop and follow preventive maintenance schedules for all building systems. Conduct and document routine inspections of life-safety systems and equipment. Maintain compliance with local and state building codes and environmental regulations. Knowledge, Skills & Abilities Strong technical knowledge of building systems (HVAC, electrical, plumbing, carpentry). Ability to work independently, prioritize multiple properties, and meet deadlines. Proven communication, organizational, and interpersonal skills. Experience managing budgets, vendor contracts, and project financials. Knowledge of utility construction and renovation practices. Leadership experience managing maintenance teams or field crews. Proficient in maintenance tracking software (Yardi, Building Engines, etc.) preferred. Work Environment Combination of office, field, and outdoor work environments. Standing, bending, lifting (up to 50 lbs.), and climbing required. Availability for on-call rotations and emergency response as needed. Regular communication with tenants, vendors, and team members to coordinate tasks and priorities. Requirements Minimum 5 years of experience in maintenance management, facilities, or construction-related roles. Valid driver's license and insurable driving record required. Demonstrated experience with commercial or multifamily property maintenance. Resume must document relevant trade and/or construction experience. Trade certifications (HVAC, electrical, plumbing) preferred but not required.
