Part-Time Property Manager & Maintenance Coordinator Key Commercial Real Estate LLC Madison, WI Job Details Part-time $22 - $32 an hour 17 hours ago Benefits Flexible schedule Qualifications Record keeping Administrative experience Driver's License Plumbing HVAC Certification Hand tools Full Job Description Part-Time Property Manager & Maintenance Coordinator — Madison, WI Key Commercial Managment is seeking a versatile, part-time Property Manager & Maintenance Coordinator for a mixed portfolio of commercial properties in the Madison, WI area. This role blends tenant-facing management duties with hands-on maintenance work — ideal for someone who likes variety and can comfortably switch between paperwork and a wrench. Schedule & Pay Part-time, approximately 20-25 hours/week (flexible) Some evening/weekend availability for showings, tenant issues, and emergency repairs Responsibilities Serve as the main point of contact for residential tenants and commercial leaseholders Conduct property showings, tenant screening, lease renewals, and move-in/move-out walk-throughs Process rent collection and maintain accurate records of leases and work orders Perform routine minor repairs and maintenance (ceiling tiles, painting, HVAC filter changes, routine maintenance work) Respond to urgent maintenance requests and triage which repairs to handle directly vs. outsource Schedule and oversee outside vendors and contractors for larger repair projects Conduct regular property inspections covering both leasing condition and physical upkeep Maintain building exteriors, common areas, and parking lots Qualifications 1+ years of experience in property management, maintenance, or a related field Comfortable with both administrative tasks (leasing, tenant communication, recordkeeping) and basic hands-on repairs Working knowledge of general building maintenance Comfortable using property management software (e.g., Rent Manager, AppFolio, Buildium, or similar) Valid driver's license, reliable transportation, and own basic tools Ability to lift up to 50 lbs and respond to occasional after-hours emergencies Preferred Familiarity with Wisconsin landlord-tenant law Trade certification (HVAC, electrical, or plumbing) Experience managing both residential and commercial tenants How to Apply Send your resume and a brief note about your relevant experience to or apply on Indeed.com.
