Leasing Consultant - University Centre by FOUND Study FOUND Study is seeking a motivated and skilled Leasing Consultant to support leasing efforts at our newly renovated student housing property in Newark, NJ. This role is ideal for someone who thrives in a fast-paced environment and knows how to turn every lead into a successful lease. Job Summary The Leasing Consultant represents FOUND Study in all interactions with prospective and current residents. This role manages the full leasing process from first contact through move-in and maintains strong relationships throughout each resident's stay. The position is key to achieving and maintaining maximum occupancy. Essential Responsibilities Build positive rapport with current and prospective residents Provide information about the property and conduct in-person and virtual tours Respond promptly to leads by phone, email, and online platforms Maintain a strong closing ratio and consistently convert leads into leases Explain community policies, lease terms, and move-in requirements clearly Prepare and process all leasing paperwork including applications and lease agreements Collect deposits, rent, and fees related to move-ins and ongoing tenancy Support marketing and outreach efforts and track lead source effectiveness Ensure compliance with federal, state, and local landlord-tenant and Fair Housing laws Inspect common areas, amenities, and vacant units to ensure tour readiness Assist with resident events, relations, retention, and renewal programs Submit maintenance requests and follow up as needed Communicate professionally with residents, colleagues, and vendors Weekend availability is required Perform additional tasks as assigned Candidate Profile We are seeking someone energetic, enthusiastic, personable, and professional. This role requires a strong closer — someone who never lets a lead go without giving their best effort. Instead of saying "sorry, we don't have that," the ideal candidate confidently pivots: "We don't have that available, but what we do have is ___. Come by and see if it fits your needs." Qualifications Minimum 2 years of leasing experience, preferably in a lease-up or luxury property Minimum 2 years of customer service experience Strong communication and organizational skills Basic arithmetic skills Computer literacy required Experience with Yardi and RentCafe preferred Ability to understand, explain, and accurately complete lease agreements
