As an Urban Planner , you'll help shape the future of complex development and infrastructure projects by supporting planning, due diligence, and site development efforts across a variety of markets, including data centers, advanced manufacturing, commercial, and industrial developments. You'll work closely with multidisciplinary teams to evaluate development opportunities, navigate regulatory requirements, and develop strategic planning solutions that support client objectives. Your contributions will help inform site selection decisions, advance permitting and entitlement strategies, and deliver master plans that enable successful project execution. What you'll do Lead due diligence, entitlement, and site evaluation activities for development and infrastructure projects Research and interpret zoning ordinances, land use regulations, permitting requirements, and development codes Prepare and coordinate site master plans and conceptual land use plans Collaborate with engineering and technical teams to assess project requirements and development constraints Evaluate site opportunities and risks related to access, utilities, environmental considerations, grading, stormwater management, and infrastructure Coordinate planning activities across multidisciplinary teams and facilitate discussions to help resolve project challenges Prepare planning reports, site analyses, and client-facing deliverables Support projects from due diligence and master planning through transition to detailed design Deliver high-quality planning solutions that align with client goals and regulatory requirements Here's what you'll need Bachelor's degree in Planning, Geography, Environmental Studies, Engineering, or a related field 4+ years of professional planning experience Experience researching and interpreting planning policy, zoning regulations, permitting requirements, and development approvals Experience supporting site assessments, development feasibility studies, due diligence efforts, and infrastructure planning projects Strong stakeholder engagement and coordination skills Experience leading or supporting multidisciplinary project teams Proficiency with Microsoft Office and planning-related software tools Strong written and verbal communication skills with the ability to effectively engage clients, agencies, and project teams Ability to travel to project sites as needed Ideally, you'll also have Master's degree in Planning, City and Regional Planning, Urban Planning, or a related discipline Experience supporting large-scale infrastructure, transportation, utility, commercial, industrial, or land development projects Experience preparing site master plans, land use studies, or development feasibility assessments Experience supporting permitting, entitlement, or regulatory approval processes Familiarity with GIS, AutoCAD, Adobe Creative Suite, or similar planning and mapping tools Experience working in a multidisciplinary consulting environment Participation in professional planning organizations AICP certification or the ability to obtain certification

And certain roles may be eligible for additional rewards, including merit increases, performance discretionary bonus, and stock. The base salary range for this position is $63,600.00 to $87,500.00. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
