Purchasing Agent Grand Homes - 3.6 Addison, TX Job Details Full-time 15 hours ago Qualifications Spanish English Full Job Description About the Role The Purchasing Agent is responsible for sourcing, negotiating, contracting, and managing subcontractors and suppliers supporting Grand Homes' construction operations. This position ensures competitive pricing, quality, vendor capacity, and timely delivery while supporting production needs. Key Responsibilities Vendor Management Recruit, evaluate, and manage subcontractors and suppliers. Build strong vendor relationships and communicate Grand Homes' expectations. Evaluate vendor capabilities, including staffing, crews, quality, warranty, lead times, and financial stability. Manage vendor pricing, replacements, contract changes, and disputes. Occasionally visit construction sites to evaluate vendor performance and quality. Purchasing & Negotiation Bid and negotiate products, services, and options for assigned subdivisions. Obtain competitive bids and prepare accurate apples-to-apples comparisons. Lead Buy Meetings and support subcontractor selection. Manage budget omissions and identify opportunities to reduce costs and improve profitability. Develop and maintain bidding specifications and scopes of work. Contracts & Production Support Prepare and maintain accurate subcontractor agreements and purchasing documentation. Maintain contracts and purchasing information in BRIX. Support field teams with budgets, Purchase Orders, Extra Purchase Orders, and vendor issues. Coordinate vendor support for Design Center and Model Home samples. Lead subdivision Kick-Off Meetings. Manage, train, and hold Purchasing Assistants and Contract Administrators accountable. Qualifications Bachelor's degree preferred. 1-3 years of related experience or equivalent combination of education and experience. Residential construction purchasing experience preferred. Strong negotiation, analytical, organizational, and communication skills. Ability to read and interpret construction plans, specifications, and scopes of work. Proficiency with Microsoft Office, particularly Excel. BRIX and AutoCAD experience preferred. Bilingual in English and Spanish required Work Environment Primarily office-based with regular interaction with vendors, subcontractors, field personnel, and cross-functional teams. Occasional construction site visits are required. Occasional weekend work may be required for sales pricing support, with bonus pay applying for days worked. What Success Looks Like Competitive purchasing costs while maintaining quality and production requirements. Qualified vendors who meet schedule, capacity, and performance expectations. Accurate contracts, bids, budgets, and purchasing documentation. Strong vendor relationships and timely resolution of issues. Effective support of production and field teams.
