General Manager - Marina Operations (St. Simons Island, GA) Do you enjoy leading a team, working outdoors, and taking ownership of a business? Morningstar Marinas is looking for a General Manager to lead day-to-day operations at one of our premier waterfront properties in St. Simons Island, Georgia . This role is ideal for someone who thrives in a hands-on environment, enjoys building relationships with customers, and is confident managing both operations and financial performance. We are committed to delivering high-quality service, well-maintained properties, and strong team cultures. Position Overview As General Manager, you will oversee all aspects of marina operations, including team leadership, customer experience, and financial performance. You will have full ownership of the property's success, with responsibility for P&L performance, budgeting, forecasting, revenue optimization, and overall operational execution . You will serve as the on-site business leader, responsible for both the day-to-day management of the marina and the long-term performance of the asset. This includes oversight of dock operations, facility maintenance, staffing, customer relationships, and service delivery, ensuring the property consistently meets company standards and performance expectations. This role requires a balance of hands-on leadership and strategic thinking. You will evaluate business performance, identify opportunities to enhance efficiency and revenue, and implement initiatives that drive sustainable growth. You will also ensure the marina is well-positioned within the market through strong operational execution and a high standard of customer experience. In addition, you will lead and develop your team by fostering a culture of accountability, professionalism, and customer-focused service. Success in this role requires a visible, engaged leader who can effectively manage both people and performance in a dynamic, service-driven environment. What You'll Do Oversee all day-to-day marina operations, including dock management, facility upkeep, service coordination, and overall property performance Maintain a clean, safe, and well-operated marina by conducting regular property walks and ensuring high standards across docks, amenities, and common areas Lead, coach, and develop a high-performing team by setting clear expectations, providing ongoing feedback, and fostering a culture of accountability and engagement Recruit, hire, onboard, and train team members to ensure consistent performance and alignment with company standards Deliver an exceptional customer experience by building strong relationships with boaters and tenants and maintaining a visible, active presence on the property Anticipate customer needs, address concerns proactively, and resolve issues quickly and professionally to drive satisfaction and retention Manage marina financial performance, including budgeting, forecasting, and full P&L responsibility Analyze operational and financial data to inform decision-making, control costs, and improve overall profitability Identify opportunities to increase revenue through slip rentals, fuel sales, service offerings, and additional marina services or partnerships Manage lead flow, property tours, and lease conversion efforts to drive occupancy and rate growth Evaluate market trends, competitor pricing, and demand to inform pricing strategy and revenue optimization Build and maintain relationships with local businesses, vendors, and community partners to enhance the customer experience and drive traffic Support and execute marketing initiatives to increase visibility, attract new customers, and engage the boating community Ensure consistent communication across the team, keeping employees informed, aligned, and accountable to operational and service goals Establish and enforce performance standards across customer service, maintenance, safety, and daily operations Ensure compliance with company policies, SOPs, and all local, state, and federal regulations, including safety and environmental standards Oversee preventative maintenance programs and coordinate repairs to ensure docks, fuel systems, and facilities remain fully operational Conduct routine inspections, audits, and maintain accurate compliance documentation, including permits and incident reports Manage vendor and contractor relationships, ensuring quality service, accountability, and timely completion of work Respond effectively to operational challenges, emergencies, and unexpected issues to maintain business continuity Adjust operations to manage seasonal fluctuations, staffing needs, and changing business conditions Identify inefficiencies and implement process improvements to increase operational effectiveness and team productivity Encourage innovation and problem-solving within the team to continuously improve operations and customer experience What We're Looking For 5+ years of operations or management experience with P&L responsibility Strong leadership and team development skills Ability to balance hands-on operations with strategic business management Excellent communication and problem-solving abilities Experience in hospitality, property management, marine operations, or a related field is a plus Proficiency in Microsoft Office (Outlook, Excel, Word, PowerPoint) Associate's degree required; Bachelor's degree preferred Why This Role Opportunity to lead and operate your own business within a growing organization High level of autonomy and ownership Unique work environment on the water Clear growth path within Morningstar Marinas What We Offer Competitive salary (based on experience) Medical, dental, and vision insurance 401(k) with employer match Paid time off Flexible scheduling Growth opportunities within a growing organization Equal Opportunity Employer Morningstar Marinas is an Equal Opportunity Employer and values diversity at all levels of the organization.
